Rooftop condenser dunnage
Unfortunately, the only way you can guarantee this is if you can see the roof framing from within the house. A typical rowhouse roof has a cockloft – a couple of feet or so between the bottom of the roof framing and the ceiling of the top floor. If there’s a roof hatch accessed by a ladder, it’s very often the case that the sides of the hatchway are not closed, so when climbing the ladder, you may be able to see into the space above the ceiling. It’s a slim chance, but you just might be able to see the roof structure from this vantage point. If not this, then the only way might be to make a hole in the ceiling below the condensers.

We discovered that house that we are planning to buy has the condenser units placed directly onto the roof. We’ll need to have an installer come in and place them on a proper dunnage. How much does something like that cost?

It may not be non-compliant. The condensers need to be on non-combustible structure. In some cases, we’ve used dunnage beams within the roof structure, which means they would not be visible from the exterior, and that the condensers can sit on mounts on the roof. It may be worth trying to find out if the structure of that part of the roof is steel.

Thanks Jim. Who do i work with to confirm something like this?
