Roof Deck Quotes

A correction directed to mdashund: Codes are 20% of roof coverage with “combustible” decking. Also, resurfacing a roof is one thing (based on sq footage,how many vent upgrades are involved, and insurance coverages the roofer has) but ripping back a roof is another…not within my scope of experience other than hearing it is time consuming and expensive.
Note-If the current deck was permitted then you would be replacing/repairing it, not adding a capital improvement/a new filing permitted job.

We are interested in purchasing a top floor apt (condo) with a roof space in a pre-war building. The roof is unfinished and approximately 700 sq ft. It’s also not shared with anyone else. There’s already some approveed/permitted floating decking on the roof that will need to be scrapped. I’m aware that there will be a whole world of permitting and restrictions that will need to be undertaken. However, I’m curious if anyone done anything comparable and care share their pricing? I’m seeing a very large range of costs at the moment.

The DOB codes are: 20% of roof coverage with incombustible decking 3′ inwardly from property lines (140 sf in your case) and not more than 300 sq feet of roof coverage of any material as in steel I-Beams to span the roof with incorporated incombustible gratings on the 3′ margins next to the property lines, flush with the wood deck floor. No non-essential construction is allowed until the covid-19 pandemic is lifted from NYC. Pricing will include costs of wood species chosen,
and steel when the markets opens again.

@carriagehouse – Do those same roof coverage parameters apply to adding solar panels? I know about the 3′ distance from the property lines, but only allowing 20% roof coverage seems so low for solar panels and would make it not really worth it in the end..?

I would ask a Solar Company about the laws. They have to get a permit to install. Common sense tells me that because solar panels are incombustible they, at the least, fall under the 300 sq feet roof coverage DOB-allownace code. I have seen them covering 25% area of brownstone roofs ( normally roofs are 1200 sf) @ 12′ elevations leaving enough head-room for raised decks under them –all legal. You have plenty of time to search for this w. pandemic.
