I haven’t been able to find a real estate investment calculator that covers everything that I need to factor in, and I’d like to hire someone to do the calculations for me, but I don’t know what type of person I’d need to hire and/or who would be willing to take on a small one-time job like that for me. I’ve tried figuring it out for myself but it’s way too complicated, especially once you start trying to factor in taxes. Also my math is terrible. Any advice would be hugely appreciated!

What makes a good investment for one, is not the same for another.
What type of investment are trying to do?
Long term; retirement fund investing? Cash flow? Fix & flip ? Self managed ? A two family , home + a rental?

Sorry, I basically need someone who can do the calculations that this rent vs. buy calculator can do (but updated with current tax law): https://www.nytimes.com/interactive/2014/upshot/buy-rent-calculator.html and also what this buy & hold analysis calculator can do: https://www.biggerpockets.com/buy-and-hold-calculator/new, but tailored to my needs. I’m dealing with a property that I live in part of the year and rent part of the year, the cost of which is partially subsidized by my employer.

There are a dozen GREAT books on this, but “Profiting From Real Estate Rehab” by Sandra M. Brassfield 1992 ($3.20 Amazon) has what you need to EASILY understand this type of investment. Basically take your gross yearly rent roll, subtract taxes and insurance (and other reasonable expenses) and divide by a reasonable cap rate to get a valuation. I have a nice spreadsheet I could send you which might help… but I would need your eMail address…..
