putting a washer and dryer on 3rd floor unit of multiple family

No-permits, have you had any complaints about the slower dry time on the ventless dryers? Or are tenants just happy to have a washer/dryer in their unit?

From my experience new construction buildings like to use them to save on the cost of venting. We typically only use ventless dryers on projects if it’s just not possible to vent.

If it is feasible we install a small fireproof access door next to the back of the washer dryer so you can access the back of the machines from an adjoining room or closet without having to pull them out.

planning on putting a washer and dryer on 3rd floor unit of multiple family. Anything I should consider before doing this? Will noise be an issue for the tenants down stairs?

We did it no issues. You can also add rubber pads to reduce any noise.

Drain pan and automatic water shut off (in case of a leak).
Noise could be an issue if its say over their bedroom with an unbalanced load of clothes.
If it is just restrict use to daytime hours.

That’s good advice, we did add pans as well as the shutoff.

What restoration contractor said, and as an alternate for whole home we have a Phyn smart water shutoff – we’ve had it for over a year now and love it.

In rentals, I only use ventless Miele or Bosch machines. They are easy to operate, and you don’t have to worry about cleaning the vent. This is what all the new construction buildings use.

I’ve used the automatic shutoffs, but some have been problematic and trigger for no reason. Then you either need to get behind the machine to reset, or flip the electric breaker.

do you use the 2-1 dyer and washers? or just buy 1 washer and 1 dryer?
