Put mini split condenser on roof, or mount to side of building?

All of these questions are pretty easily answered in the fact that when you Install or Replace a Condensor on a roof you need a full mechanical plan that is designed by an Engineer to show where it is installed is safe.
Problem is, no one really does that to Install or Replace a Condensor because you are adding an easy 6-8K on top of the project.
At least that has been my experience. If i were you:
Hire an HVAC Mechanical company and do it right.

Hey folks, I’m considering installing some mini splits in my 1920 Ridgewood brick 2 family house. I’m looking to do it myself, and am in early stages of planning. I can pull a vacuum, I know how to operate manifold gauges, work with refrigerant, etc etc.

One thing I am wondering about is where to mount the condensers. I think the easiest way would be to put them up on the roof, but I am expecting to have to replace/recover my roof in a few years. Is having them on the roof going to be an issue, with these future repairs in mind? I was thinking you could have some extra length of hose up there, and have the condensers essentially mounted on wood skids that you can slide around during the roof job and the lag down when they are ready to be securely mounted again, but not sure if this is a good plan. Mounting them on the side of the building would work but obviously be a little more difficult to hold that heavy unit while on a ladder.

If anyone has any advice or thoughts I welcome them. Thanks!

your roof is not designed to hold mechanicals… you shoud put steel beams across the corner of the parapet (dunnage) to hold the load, or at the very least bolt a cradle to the parapet wall for support … also bolting the unit to the side of the building up high will create a servicing nightmare

if you can afford the expense for dunnage, the roof… if not ground level… remember these things have to be serviced at some point, and you are making it really expensive in the future if you make them difficult to reach

Dumb question but is it possible to mount them to the side of the building, near the roof line, close enough to service the units?

Steel dunnage on the roof is not necessarily a structural consideration, at least not because the roof cannot support the weight. It probably can. They’re not too heavy. That said, it is a fire safety code requirement. They need to be on non-combustible structure.
If the supports are wood roof joists, during a fire, they will burn and send flaming condensers dropping down onto inhabitants and firemen. That would be bad.

there is no way that you should expect a technician to lean over the parapet of a building to service a unit… i have been on so many jobs where the boiler, hw heater, air handler, or hvac has been installed in some inaccessible place to maximize floor area ratio or living space… think about lowering future costs by providing clear and easy access to all mechanical equipment

what about in the yard?
Why is it that other countries have high rise apartment buildings with facades covered with these? Surely they must deal with maintenance too? Perhaps they use smaller, lighter condensers, and just replace them when they break? But even that requires removing and replacing them through the window.

Newer high rises here likely have central air and many older co-ops may prohibit condensers for individual units. It’s unsightly to mount condensers on the front facade of a row house, although you do sometimes see it. It is even a bit of a challenge to mount them on the rear facade of a row house where all available space is already taken up by hatches, faucets, seating, windows, and doors. In rural areas with freestanding houses, it’s much easier to do unobtrusively without affecting appearance or function.

My units, 3-tons each (double, fan units in each) are on the roof… which according to my install guy ten years ago was “legal” via FD Regs. They are mounted on 4” square wooden rails, and piped through THE SIDES of my roof hatch.

What has keeps me up at night, and where I can not get a suitable answer from “experts” is what tonnage in BTU is “legit” or what actual weight in pounds is FD approved…. as Jim Hill writes.

My engineer friend assures me (however NOT in writing) that 3 ton units are ok without extra dunnage….. However my architect friend tells me “no way”— 2 ton (24,000 BTU single fan) units are the max.

As I look down my blocks roofs… there are no Double Fan units on other homes.

I’ve been confused since I started asking around about this 5 or 6 years ago and would be interested in other AUTHORITATIVE opinions.

For me, this Spring, I’m swapping out the roof mounted 36,000 BTU units to two 24,000 BTU units to feed ONLY the upstairs.

As I’ve menti oned before, I’m going with a gas fed 100-150,000 BTU forced air system to feed the basement and Parlor floors.

I’ve noticed a few houses on my block have the condensers mounted on the side of the building, above the party driveway. Seemed like a reasonable place to do it.

roof mounting needs steel dunnage as others have said and also FDNY needs a metal mini ladder over the dunnage to be sure they have access to full roof.

I’ve seen gut renovation construction in brooklyn 3-families do a roof install. They installed i-beams on the roof and mounted to them. That renovation job was by the books. DOB inspections,etc.

I’m in the same boat. I’m going to install the condensers in the backyard right after the deck. Easy access, easy install etc. I’m going to weld stands for them to keep them above the snow line. No house vibration from a wall mount. And the lineset, comms wires can be hidden under the deck.

I’ve got all my lineset run from the 3rd, 2nd, & 1st floor apartments into the basement. From there I’m going to flare union them into the backyard.

Mounting condensers in the backyard: Think about metal fence poles cemented into the ground aprox 3 feet and exposed 5 feet above ground straddled by removable/remountable KINDORF channels to hold STANDARD condensers.

Much more flexible than welding anything together.

I’m not an engineer.. but I would think mounting kindorfs on the deck posts (metal or wood) would be a problem for the DOB if they ever had a reason to ding you. I’d stick to a separate system of poles cemented into the ground….
