Greene Roofing did our 20×50 for about $3500. Old roof left in situ. Asphalt rolled over cold tar.

What is the approximate price to install a new asphalt roof (flat roof)? That would include repair/removal of damaged areas of existing roof and installing the new roof over the old rubber roof. There is nothing under the old roof so I was told putting the new roof over the old would help with insulation. There are a couple of skylights that will be reinforced but remain as is. The area is approximately 800 sf.

I recently had this quoted actually, for a flat roof of 960 sq foot. Quote was $5,600 for a new layer over the existing roof and $24,600 to rip the whole thing up and start from scratch.

Thanks, I got a quote of $6700 which included ripping part of the existing roof out that was badly damaged and applying new rubber over the existing hatch. Comes with a 10 year warranty.

That seems reasonable then if you have some damaged areas that require extra work. Who did you get the quote from? Not to shill, but Fred at http://www.premierroofingco.net/ is among the best in the business. I have no affiliation with them, other than they’re my first phone call for any roofing issue.

Yes, get the cock loft insulated between your top floor ceiling and the roof. Makes a big difference. Federal Conservation did mine.

I just did a job with RAR Roofing. my cost was $6500 including everything. it is done over the old roof. I have a 18×50 attached rowhouse

FWIW, we used Premier as well about 3 1/2 years ago: new roof over existing, 2 new sky lights, new access hatch, built up the pitch on the rear roof line, new gutter and leaders all the way to rear mud room and to ground, and new roof over existing on mudroom. About $7500. I thought this was excellent especially given all the work they were doing. Very happy and absolutely no issues. I think they said 12 years as that is standard but no reason why it shouldn’t last more.

We just had our roof redone by Premier, including installing a new skylight. They were great. The price was right and they gave us a 12 year warranty. Highly recommended.
