Moving a wall - permitted costs?

Be aware all original walls in a 19th century row house are “strengthening” even if they are not structural. And watch out for plumbing and electrical.

I am looking to take a down a 6′ wide by 8′ tall interior wall between bedrooms and put a new wall up a few feet over just to make the bedroom bigger. I know that this wall is non-structural for sure.
.
Some people have said to just take it down with no permits since it’s quick and easy and doesn’t affect safety.
Others say to get an architect and permits and do it right. I’m trying to get an idea of how much cost it adds to the job to go that route with an architect and a permit even at the most basic level.

The work itself if probably a couple days and won’t really cost much more than drywall and studs. This is a pretty simple job. I could take it down in a few hours and build it back up in a day or so.

How much does it add to the job to do it legally? I don’t need a fancy architect, just the most least involved way to file it.
Any advice, please let me know.

Are you in a house or an apartment? Coop? Are you on good terms with your neighbors? If it’s a house, just do it – not that big a deal. If you’re in an apartment, especially a coop, it’s a different story and you should at least find out what the board wants you to do and follow that. It’ll ad a few thousand dollars and a couple months to do it with permits.

NYC DOB has some literature on this. Not sure if this allows you to move the wall a few feet.. Maybe others can advise. If it’s a condo or coop you may need to inform the board- read your by-laws.

No permit required for:
1. Non-fire-rated and non-load-bearing wall, temporary removal.
Where the cutting away and temporary removal of any portion of a non-load-bearing, non-fire rated partition is
limited to the lesser of 50% of a given wall or 45 square feet in area, and where at the completion of work the
partition is restored to its original condition.

What does that mean “temporary removal”? Does that mean it is removed but then put back same as it was?

That’s the vague part – “temporary removal”.

You have 3 options.
1. Just do it
2. Go to DOB homeowners night – on Tuesdays every week. They are very friendly and will answer questions. They could interpret “temporary removal” for you.
3. Get an architect.
