Lintel repair

Waiting until you see water damage is not a great strategy. A masonry restoration company should be able to come out and give you a free estimate for the repair. You should also check if there is any other necessary repointing or repairs necessary on the facade or stoop at the same time.

It may be structural and potentially dangerous so first consult with an engineer. Once you fix whatever the problem is, a mason who deals with brownstone restoration can patch the crack (you’ll see a bit of discoloration but nothing major) and repoint the brick.

You may be looking at replacing the lintel based on how deep that crack appears to go on the underside. Is it a structural piece or is it hung on a steel lintel behind it?

Repairing that is more trouble than it’s worth. It can be as-is for the next 100 years. There’s a window above it, so it’s only really supporting that 3 feet of brick above it. At some point, something shifted and it cracked, it happens. It’s not going anywhere, and you’ll never repair it without it sticking out like a sore thumb.

If you want to explore replacing the lintel entirely rather than patching it, the steps are the same. First consult an engineer about the structure, then consult a mason who specializes in historic restoration work. It might be easier to keep the lintel you have and patch and reinforce it somehow than to replace it.

Thanks. It would be nice if we could just not do anything. The person who did the home inspection seems to agree that is an option. We will explore with an architect (and possibly engineer) when we meet with one.

An engineer who saw the photos wrote: “The brownstone lintel is failed, but there is usually sufficient redundancy in the wall to redistribute the load around the lintel.” He recommends watching to see if there is any movement or water infiltration.
