Getting comps

Propertyshark is the best way. They get the data straight from the City records as soon as a deed is recorded. Zillow etc gets there data from brokers; they then kind of check with public records but the info is slow & often not correct.
Most appraisers get their information from MLS systems, as anyone dealing in NYC , MLS does not work in NYC & again it is info put in by Brokers.

We have an appraiser coming (HELOC application) and I always like to give an appraiser a few, well-chosen comps. What is the easiest way to generate and sift through a list of recent sales in my area? I used to be able to do this with Zillow, but that site seems to change and get fussier and more difficult to use with each new day.

OK, Zillow seems to just run slowly these days. I managed to coax a small smattering of “recent” (1 year?) sales but it hardly looks like a thorough, representative list and the comps are not particularly comparable. I just want a handful of recent sales within about a 10-block radius. this used to be much easier.

When we refi’d a couple of years ago, our realtor neighbor friend cherry picked some nice comps off PropertyShark that I wasn’t able to find elsewhere. At the time I THINK they required a paid membership to access. Not sure what they require now but may be worth looking in to.

Thanks. Looks like I need to subscribe, though I think it will give me a free subscription with one comps report. I might try it if there are no other suggestions.
