Gas vs Electric Stove - Should I Give Up My Gas Supply for My Co-op?
We also live in an old house, after the remodeling we completely switched to electrical appliances. Induction cooktops work much better and safer, but of course if you like

I have been approached by my co-op board about giving up my gas to help resolve an issue in the building. I don’t doubt this is a valid issue, that is not in question. They approached me as they know I do not have a working oven (the burners still operate) – it died and I haven’t replaced it as it would make sense to resolve other kitchen issues at the same time and I don’t currently have the budget.
It was indicated that they would be willing to “make it worth my while” but aren’t able to give figures until I express solid interest. However, when I mentioned that I would need to replace both my stove and my dishwasher and do some kitchen reno it was indicated it would be more than sufficient to cover those costs.
My hesitation is twofold: While I don’t mind an electric oven, I do not like electric burners. And a concern over resale value. While I don’t have plans to sell anytime soon, keeping up the value of my investment is important.
Are electric appliances still a sales negative in a building that is mostly gas? Is this changing with the gas supply issue s in New York?
There are others in the building they are approaching so I need to indicate my interest sooner rather than later.
Tips appreciated.

I personally prefer gas, but I think I might spring for this deal if it meant I could do a renovation that I otherwise wouldn’t be able to do. We did have electric for a few years, and it wasn’t really a problem. The main issue was not the burners, actually, but that when we roasted a chicken it didn’t get crispy in the same way or to the same degree (it was still tasty). That was about the whole difference. There are these new induction stoves that sound potentially pretty cool so I would investigate that. Also make sure the building is going to supply you with a dedicated electric line of whatever voltage you will need for whatever stove or cooktop and oven you want to get. As for resale value, well, actually, yes, to be honest I do think it could potentially decrease the potential number of buyers who would be interested in your apartment. Maybe if they are not cooks they won’t care, but frequent cooks may prefer gas — then again they might love the idea of in duction cooking. Probably a real estate agent could speak to that. You might also want to check the cost of electric. Our stove gas has always been pretty low, about $40 a month.

Electric sucks ass. Your food tastes better and cooks faster with gas. If they are giving you a choice I would keep the gas.

If you really want to do the renovation sooner than later, then as Cate says, consider it. As to the $ being enough, you really need to get specific – there are renovations, and there is replacing appliances with a few basic appliances – and a big difference in cost between the two. Electric burners suck – but people seem to really like the new induction burners – I’d research them, and try to talk to people who have them, or try one out if you know anyone who has them. I also prefer gas burners, but would like to try the induction burners sometime. There are portable ones that are cheap which you could try out. And the cool new ovens can be nice – especially in a small place. But nice appliances cost a lot more than basic ones.
As to resale, I would say it likely depends on the size of your coop and your kitchen. In a smaller place, with a smaller kitchen, which might be bought by one or two busy professionals, lack of gas cooking might not turn off too many potential buyers – they might be too busy to cook much. Especially if your place is in an expensive nei ghborhood – they may be working all the time to pay for it, and not home to cook much. With a larger apartment, which might be bought by a family with someone who works less to take care of children and likes to cook (having the time at home), the lack of gas might be missed by more potential buyers. (That’s sort of the same analysis I’d do about replacing a tub with just a shower in the bathroom…)

Honestly, we’re approaching this same decision and we are very likely going to eliminate gas completely from our townhouse. We’re going with induction stoves, HVAC, electric dryers and hot water heaters, etc. There are lots of reasons for this, but I will say that going with an induction cooktop is what we are most excited for. And, even if we were going to keep gas for other utilities, we would go with induction for cooking! It truly is genius (and there are lots of chefs who agree). It’s electromagnetic so 100% of the energy generated goes directly to the pan. It’s extremely fast, and in the more professional ranges, you have finely tuned control over temperature and near-immediate response (as with gas). And, if you combine that with a convection oven, you will surely be able to get a great crispy roast chicken! I have the same fears about property value, but then again I do think everything is moving away from gas and fracking anyway (e.g. California is comp letely banning all gas hookups in new construction).
Fisher and Paykel offer a fabulous cooking demonstration in the A&D Building (complete with a delicious 2-hour lunch) to show off induction. It really is awesome.

Thanks all! Definitely not worth agreeing to if it is merely paying for any electric upgrade needed and a cheap range. It has to be enough to do a reno to my small kitchen. I have a long list of questions prepped before agreeing to anything. I have looked at induction ranges but have been a bit scared off by the high price point – but definitely worth another look and I like the idea of the Fisher & Paykel lunch demo! Good to hear some pros for gas.

I cooked on induction for a month while waiting for gas service and it was great. I wish we hadn’t even installed gas.
*If* you have enough extra electric service to your panel to get induction, I would take the deal. Electric ovens are better than gas, too! But get an electrician to check *beforehand* because especially in an old building you might not, and an induction cooktop with electric oven can easily be 40 amps split supply or even more. You will probably pay a few hundred bucks to run a new circuit either way, but upgrading your service could be in the thousands if it’s even doable at all.

I recently changed equipment to electric and I can say that in New York this will not affect the price. I got used to gas equipment, although not against electrical appliances. In the city, the resource problem is quite large.

mary_tillios – curious since you recently made the change to electric. Are you finding your monthly utility bills significantly higher with the change to electric or is it just a small jump?(Understanding the type of range can make a significant difference).
