Extend an existing extension?
Assuming the extension complies with zoning (noted above), the next question is whether or not there are structural/layout issues. Are there any challenges to installing new foundations? Do you need to open large portions of the existing building to connect the interior space. Most structural issues can be resolved. Has anyone ever built an extension to an existing extension? I’m curious if it’s possible/advisable to add width to an existing 3 floor extension on the ground and parlor levels or if the only way would be to demo and rebuild a new extension?
For context, the current extension is legal and in good condition, it extends the rear of the house but only half the width of the home — the garden level is a bedroom, the parlor level is a galley kitchen, and the upper level is a bedroom. We definitely have FAR to allow for a full width extension, but I’m wondering if we could build out the bottom two levels so that it takes up with width of the home

walls can be open and a header can be added to support the load above so yes it can be done. they can even be made heavy enough to span a wide opening and if need be a piece of steel can be added. we are sort of restricted here in the city but you see a lot more of this out in the ‘burbs.

Most likely, the extension was not built for the full width because you need to have adequate light for all habitable rooms. No part of a room can be more than 30′ from a window.

Also new additions are ok only if you can maintain at least 30 ft distance from rear lot line to building). So while we have a lot of FAR like you we can’t build anything horizontally because of that rule. Ask your architect for specific advice. It’s worth it.
