Do renters still want a dinning room?

Thanks for the floor plan. It’s exactly what I was describing. My two cents: Leave everything as it is, let the renters decide how to use the space.

Hello, I am looking to do a reno on property to rent out. Do renters prefer having both a dinning and living room or just a living room? I am thinking to just make the dinning room another bedroom since the kitchen is a decent size (can fit a table..)

I agree it depends on whether roommates or family as well as personal preferences. Personally I always want a dining room. You shouldn’t need to alter the rooms though and people can use them however they like. All that is needed is a door, so if one has been removed it can be restored. Perhaps you have one of those circa 1890-1910 apartments with a large room in the rear and a slim side kitchen and a windowless bedroom or two in the middle of the apartment. People often use the large front and rear rooms as bedrooms and the dark and quiet center rooms as living/dining although personally I prefer to do the exact opposite. If the room has built-in cupboards or anything people love them so why not keep them. If the room is missing a closet, the renter or you can supply a simple and inexpensive freestanding wardrobe (vintage or Ikea, etc.).

In my 20 plus years as a landlord I have always been surprised how people use their space. It’s hard to know what to expect and an open floor plan in a brownstone is very flexible. I tend to set the layout design as to how I would use the apartment. If you have enough room for a eat in kitchen set up I would go with that. Open kitchen and dining space is nice too. If you can make a two bedroom comfortable , great , you may get a higher rent for that. However, don’t be surprised to see a bedroom used as an office.
