Dear community: what is your favorite design for a brownstone deck?

Hire an architect. The Architect will file all the necessary paperwork for you. He may know a GC to recommend. You may have to pay for an engineer as well.

@ Chinatownred, what is a prof cert and how does it differ from a regular permit? I was hoping to do this in the autumn, but may need to postpone until after winter.

@all, can you recommend any good architects for such a job, or maybe a landscape artist who could advise on design for something like this along with doing yard redesign?

Prof cert enables Professional Engineers (PE) and Registered Architects (RA) to certify that the plans they file with DOB are in compliance with all applicable laws.
This reduces the amount of time a builder normally has to wait for a DOB permit by eliminating the process of Department plan examination and approval.

Caution: Pro cert plan reviews can get held up in zoning review.

Any application with a change to the existing zoning (bulk, lot coverage. floor area, etc.) is supposed to go through zoning review separately from a plan exam, whether it’s a pro cert job or fully reviewed.

Decks have zoning implications, and any time we’ve done one, we’ve had to submit a land survey and zoning analysis to prove compliance with zoning. As such, we typically do not recommend filing applications with zoning components as pro cert.

The zoning review is typically 2-3 weeks, and if you’re just doing a deck the rest of the filing shouldn’t be much more than that anyway.
