Coop Breach of Lease: Sue or Withhold Maintenance?

I recently bought and renovated a unit in a multi-building coop. The windows were either broken/nonexistent or barely attached to the wall with gaping holes around them. My lease says that the windows are the responsibility of the coop; indeed, they’re replacing all the windows and just haven’t goten to my building. Nevertheless, the building refused to pay to fix them. Given that I had to get them fixed to stop water intrusion, I paid for it out of pocket.
The Coop has clearly breached the lease, but does anyone have ideas on how I should proceed? Should I just withhold maintenance and hope they don’t sue? Or should I proactively sue? Anyone dealt with something similar? Thanks so much!
