Co-Op Rules when Owner is not Occupying

Hey OP, is there some backstory to this question? Are people violating the rule? Or are you concerned your building is AirBNB-ing? Otherwise, lots of co-ops operate the way you described. Just as an aside, there is nothing that prevents owners from leaving their apartments unoccupied. Our building has an apartment like that. It’s empty most of the time because the owner is bi-coastal.

I’m curious how various Co-Ops handle situations in which the owner is not occupying the unit. My co-op treats this as a sublet, and requires that any non-owner occupant be approved by the Board. It also limits these sublets to three consecutive years. This applies for instance, if an owner wants their son/daughter/other family member to live in the unit without the owner being present. If the owner is present, we have no restrictions. How do other buildings handle this type of situation?

When I owned a coop in the 1990s, our board was much more lenient when the market was in a downturn (much of the early-mid ’90s) and would bend the rules rather than force an owner to sell their apt because they couldn’t sublet it. If you want to change the rules, get elected to the board!
