Ceiling Expansion

I think you’re talking about opening up the cockloft, above the top floor ceiling. That would mean removing any insulation that might be there. NOT a good idea IMO.

Does anyone have experience with a GC that has worked on expanding ceiling height?
Looking to hopefully expand the ceiling in our apartment loft area that is now only 5ft. Thx!

Wouldn’t increasing the height enough to make it habitable space illegally increase the building’s FAR?

Ceilings are going to have joists in them, and it’s unlikely the ceiling is much below the floor joists for the area above. Most brownstone joists I have seen are 2x8s, 3x8s, or 4x8s, but they’re generally 7.5 inches tall. If you cut and headers them and didn’t care about having only a thin layer of floor between the loft and the living space above, you could conceivably make a header box, but this would be a nightmare and probably not practical, and would only get you to 5’7″. You could expose or box the joists, which expose the space between them, and make the ceiling feel taller and sort of be taller, but again, to a maximum of 7 inches or so. But it wouldn’t help you walk around up there. Yes it could trigger an far if you increased the height enough, but the configuration is probably not code compliant anyway.

for the most part i am with urbandad on this BUT a ceiling came crashing down in my neighbor’s house and they called me into look. what i saw was a lot of space between where the ceiling had been and the roof joists. the idea of extra space above the rooms on the top floor of these houses over here got renewed recently when someone else suggested we have potential attic space up there. in these houses we might have like 20″ above the finished ceiling. i would not open it here though as then we have to finish the walls to the top.
