We’re finishing a basement space and will add french drains inside and out as well as a dehumidifier in the ducts so that we can handle water that does enter and prevent mold. I’d rather it end up as overkill then have to add it after the fact or pay for repairs and damaged property.

Cost and comfort – unless heated tile is cold and we don’t want to use radiant. I think it’s also easier/cheaper to repair LVP.

Please correct me if I’m wrong but if water is allowed to get under the flooring, whether it’s vinyl or tile, and isn’t promptly dried mold will eventually grow. This means that two things have to happen. One, keep the water out, and two, dry everything quickly if water does get in. It’s the drying part I’m wondering about. We’ve always relied on drains and dehumidifiers but I’m assuming that waterproof flooring, whether vinyl or tile, will trap water better making it harder to dry. Maybe radiant heat is the answer and/or some kind of permeability between the moisture barrier and the actual flooring. Does anyone with more practical experience than I have any thoughts?

Very difficult to dry when there is no air between the layers. You don’t want a gap between your floor and the slab or you want a floor that is permeable so any water can escape. Depending on the tile, it won’t allow water to get underneath it or if it’s porous, water will evaporate. What about epoxy or garage flooring that’s tightly adhered.

Tile and epoxy are common choices. You will do well with tile and you can insulate it underneath.
