Adding a floor on roof

Brooklyn yes, but actually not a row house per se. I am fully detached brick. Im sure the sip guys have data sheets they couldn’t have gotten their ICC fire and structural ratings without testing.

Its a landmark area but i know its been approved on the block if it was set back from the front of building. Im not clear on this new FDNY requirement something about they want to be able to walk fron to back, however it seems the new levels roof becomes The roof and if the can walk front to back of that? or are they claiming with a set back their ladder wont get them to that level? anyone know, i want to do a full width PH set back from the front but going all the way to the back of the house.
BTW anyone used SIPS for one of these additions ? m thinking i could have have the entire PH pre fabbed in cement board exterior side and have it boomed up and assembled in a few days

The FDNY requires a 6′ wide path from front to back, as well as 6′ wide along the front, so it’s like a T in plan. It’s not so cut and dry with a setback area, but the path would essentially continue on the higher roof. In short, what you’re talking about is not a problem.

As for SIPS, keep in mind that the exterior walls need to be non-combustible. SIPS typically do not meet that requirement. We’ve looked into a lot of pre-fab options in the past for rooftop additions, and every solution we could find was significantly more expensive than site-built.

Nope. Cement board is not structural. You can use it to provide fireproofing in areas where fire rated combustible construction is allowed, but not here. The structural members need to be noncombustible. You need steel or masonry, period. If you can get the SIP manufacturer to use heavy gauge metal framing, then maybe. Otherwise, no.

The cementitious sip manufacturers claims they exceed wood frame construction in tension and compression by wide margins. and are suitable without supplemental support up to three stories, they have many such projects like hotels shown on their various websites. I know from experience OSB sips are strong enough to build three story houses though i am surprised cement board sips have the same strength they may indeed use metal studs as splines instead of wood. they claim their roof and floor panels can span 20′ Well im just starting to think about this project so only know what ive read online yesterday. The space below is newly renovated and having it somewhat open to weather for longer than need be would be undesirable

Very interesting. If one could prove to the DOB that the SIPs are in fact non-combustible, then you may have something there. I’ve long been looking for ways to simplify or speed up the site part of construction like this. I’d be thrilled to work with you on this project if it comes to fruition.
