We’re in an apartment building in Ft Greene with a large front and back garden. We have pop-up sprinkler heads but some spouts don’t produce water anymore (even with the heads off), some are buried underground after years of collecting mud, some are clogged, etc. We need someone to give our system a good overhaul and to also replace our timer. Any recommendations?

I sent them a picture of the damage part, they arrived on time, with the part and fixed in in 1/2 hour. Found them at myezbz.com. Just posted an inquiry and then got replies from local sprinkler repair service with reasonable bids.

you know, arkady has a point. but that may not be all to it. really, they blow them out at the end of the season to winterize them; to remove water so it does not freeze and damage the lines. that said, these things are not terribly complicated and I once managed a property spread over 5 acres that had two clocks, 24 zones and countless heads. the system did not work when I arrived and I knew not a damn thing about them. but they are simple: the clock, pipes and valves and wires to the valves and the sprinkler heads. we had the added worry of two 60′ deep wells to feed the system; I assume here in the city you are off the city main. So long as there is water to the system, the valves can be manually opened. once done, you will know if your lines are clogged. I would open the valves with the tops of the heads off so that if there is any fumungi (that is a word for unidentifiable living and non living matter that accumulates in moist places) in the lines, it may get blown out. also, the valves stick. sometimes opening and closing them manually will clear them out and allow them to function. if after messing with the valves, the system does not work, you may have a clog. at this point, you may or may not want to attempt to clear clogs – I will tell you that there was debris in the lines I worked on and I was able to clear them by running them wide with no heads in place. Now, the clock. if you have ever changed a thermostat, you can change and program the clock. same kind of thing with multiple zones and multiple on/off cycles. If the clock is faulty – like say you have the rest of the system functioning but your clock is not sending power to the valves (one of the ones I inherited above had a broken motor; I could manually move it through the zones and trip them but it would not do it on its own; now they are all digital just like the thermostats). if you have reason to believe the clock is shot – and I would check it out first and see if you can program it – but these are easy to change. you have the power in and I do believe most of these are simple plug in devices now, not hardwired (mine were hardwired). then you have the zone wires. there will be a wire out for each zone (maybe 6, 8 or 12). and then a common wire/neutral that usually is one white wire out to travel around to all of the valves. cut that wire and none of them work beyond the cut (so if some heads work and some don’t, that could be your problem). The modern clocks are designed for the user to change. just keep track of the wires and know which are your zone wires and keep them separate from the neutral. don’t worry about mixing up the zones as the system will still work. just don’t plug in the neutral to a zone. also, the zones are low voltage, so no hazard there. FYI: last summer I was visiting a friend upstate. he was just in the house and found that his sprinkler system did not work. The clock was shot. we tried to get another before I was to leave and could not. with a little coaching and me telling him what the wires were (I even labeled his zones for him), he was able to order one on-line and install it himself. and he is a bean counter with no hands on work experience. after he did that he felt like a rocket scientist. good luck. at least now, even if you are not sure you want to really get into this, you can play around with the system a little and see if you can get it to work or if you need to call someone. thanks, all, for your suggestions. i really am just looking for someone our apartment building can hire to take care of this so if you have suggestions let me know. we don’t have a full-time super to take care of this and, in general, we really prefer to not have individual residents try and make repairs. we have the money to hire someone so want to go that route. thanks!
