Hi all- We are living outside NYC (out of the country, actually) and are interested in selling our brownstone. Has anyone been through the process? Any advice? We told the broker we were planning on working with, and he seemed a bit stumped…(We know we have to be present for the closing..) Many thanks!! Cat

I’m not sure what the issues would be as I’ve never done it but you definitely don’t need to be present for the closing. You can give power of attorney to you attorney to sign for you at the closing.

We bought from an overseas owner.  The broker just communicated offers to them via email and phone and their attorney was their proxy to sign things at closing. We never saw or talked to them.  I think it was just that they had to fully trust the broker (or whoever else they used) to do staging and deal with everything.

Oh, and that was when the market in Brooklyn wasn’t quite to so hot.  I imagine that when properties are going pretty quickly, as they are now, it’s even easier.

I just sold a Fort Greene house for an owner living in Mexico. Everything done by email and her Vonage Phone #, the attorney will sign all documents as her proxy. Super simple to do these days.

There’s such a shortgae of brownstone inventory I’m sure any broker would be happy to take the listing. Just find yourselves someone really experienced and efficient. Tracey McLean at Corcoran is impressive — my deal with her fell through but she was extremely professional and responsive. And of course you’ll need a good lawyer.

Cat, I replied in your other thread too. If the broker is stumped, you may want to think twice about using that broker. It shouldn’t be complicated selling from out the country, and you shouldn’t have to be at the closing (if you don’t want to).  I’ve got some suggestions on who you could consider listing it with. If it’s west Bed-Stuy and a type of building / location that will attract users (not investors) then go with a broker that works with that clientele. Further east, and if it’s a place that works best as a rental and you have leases and won’t be delivering it with a vacancy for a buyer, then different brokers would make sense.
