Tung Oil floors in garden rental??? Bad Idea?

We are looking to refinish the floors in the townhouse we are purchasing. Triplex over garden rental. We are going with a tung oil finish but are concerned that the renters may not be so gentle with the finish as we would. Does anyone have any experience with this? Should we give the renters poly? Really like the satin finish of tung oil and the ability to sand and reapply to any damaged areas. Should we be looking at other options?

We recently did a Tung Oil wood floor finishing project in Manhattan (picture above).  The product used was Waterlox.  My client wrote the following description on her personal flickr page (www.flickr.com/photos/marstin/6783091061): “Waterlox is a tung-oil finish, loving it! And if it gets messed up in spots, you just reapply a little with a rag, try that with polyurethane”.  Keep in mind this was for an owners apartment.  

For a rental apartment our wood floor refinishing clients usually go with a water based poly (satin). The product we use is Bona Traffic® brand wood floor finish.  This is the latest generation of waterborne polyurethanes. we have tung oil floors and you DON”T need to wax them…if it’s a garden floor rental I’d wax them but top floor might not need to bother. Also you can make it your job to wax yearly which is probably enough. Twice a year is recommended.

I think I was wrong, the look I’m trying to achieve was from the Gentle Reno in Prospect Heights insider  http://brownstoner.staging.wpengine.com/blog/2012/05/the-insider-gentle-reno-in-prospect-heights/ We have nailed parquet and think this look is soo amazing. What is this treatment if it’s not tung oi?

Lowest maintenance for renters – anything high maintenance is insane.  Satin poly would be my rec if you are destined for a satin finish.

Since no one else is answering, I’ll take a crack at it. I have experience only with poly, not tung oil. I would think the sandable nature of the tung oil would be an advantage over the poly; however, the disadvantage is that you would expect your renters to wax the floor to maintain it. That said, I will add that you can do four coats of water-based satin poly and it looks pretty awesome and matte. (Note: The finish will not be visible until the last coat, so don’t change your approach mid-stream.) Another thing: It’s a really, really good idea to cover high traffic areas with rugs (or linoleum or whatever). This would include front and rear entrances, the hallway, the area in front of the kitchen sink, bathrooms, and flooring under chairs (such as kitchen and dining room tables).
