Floor refinishing mixup! And question

We are redoing one bathroom and decided as long as we have everything out, we may as well refinish the floors and have wood floors. So I called my very reliable floor refinisher, Jose Castillo. I called his old number and his new number. Dave in Bed Stuy has also used him. Well, I got two calls back from two different floor refinishers named Jose! Turns out Dave used a different Jose, Jose Zambrona of Better Wood Floors.  Now I can’t choose between them! Here is my question: Jose Zambrona recommends two coats of thick oil-based poly for bathrooms. We used four coats of satin water-based for the rest of the house, and the wood is contiguous, so the difference will be noticeable. Anyone out there with wood floor experience have an opinion? Thanks!

Wow, hi everybody! Hi Slopefarm! This is a lot of information. Thanks, Steve! Not only does our soft wood floor move a lot, it practically goes jogging in the park every night. Dave, my dear, you used Jose Zambrona. He had the idea of two coats of EBSCO, which he says is thicker than normal poly.

the water base is not going to hold up as well in the bathroom.  I have seen water base finishes in kitchens and they don’t hold up as well.  If I were going to do this and want it to look the same AND want the durability, I would get a water base two-part mix by a company called basic coatings.  The product is called street shoe and it will go on clear just like the other water base floor finishes and will out perform the oil base finish in terms of longevity. FYI:  I have never been a big fan of heavy coats on anything.  If you go with the oil in a bathroom, I would first put an old fashioned seal coat made by reducing the poly with 40% mineral spirits; that you can apply generously as it will go into the wood.  After that, screen it off and then put two modest coats on.  Here is the thing with oil poly: too thick will chip.  This is especially true when poly is put on softer woods or woods which move a lot (for those of you with pine floors).   More coats are better with the water base product as it does not build as quick.  But too thick here may be a problem as well but I have never seen it as I have never put 8 coats of water base poly on anything. I would use whatever it is you’ve used in the rest of the house and don’t worry about it (but def. go with 4 coats).  I used a high end soy-based latex sealer in my kitchen 7 years ago and it still looks great.  Poly is definitely better for exterior,  but inside it will do the job, esp in a bathroom where you tend to be in bare feet.

But to answer your question, gloss will look different than satin..  Satin water based won’t look much different from satin poly.  I think poly should always be used as it’s much more durable and definitely for bathrooms.
