NYFD Signage & Posting Requirements?

I’ve just spent a fruitless hour on the NYFD website, followed by several equally frustrating calls to NYFD trying to find out what we need to do to get our co-op in compliance with all NYFD requirements in terms of signs, fire safety plans etc. NYFD’s website doesn’t seem to breakdown requirements by building class and much of it seems applicable to hotels, motels and office buildings but not for small multi-family buildings and when I call NYFD I get transfered from one department to another without getting any answers. Do any of you know what the requirements are for a walk-up building in terms of sign posting, any filing requirements with NYFD, fire safety plan posting and/or distribution? Many thanks!

AFAIK FDNY will do free inspections / walk thrus of your property to talk to you about fire safety and how you can make your building safer in the event of a fire. Just contact your closest fire house and see if someone there will go through your property with you.

Thanks for the suggestion, but I don’t think your local fireman knows what the code requirements are for signage and paperwork to be filed etc. Their job is fighting fires not memorizing the code requirements. Sort of analagous to asking a chef what paperwork needs to be filed with NYC for a restaurant.

with commercial real estate in the city, it was often members of the local fire house who came through to perform inspections and write violations. that does not always mean that they knew what they were talking about, so I would be reluctant to call them. My boss always used to tell me to never invite them in to assist us with what we should know as we may get a ticket for trying to do the right thing (I have often thought he was a little cynical). There are companies out there who perform code compliance work for buildings (some may be engineering firms, architects, or fire safety firms). You can also try to figure out what Certs of Fitness you need for your building, and read the study materials for those to see if you can determine what you need to do. For example, if you have a standpipe or sprinkler system, the study material will tell you that you have to have a diagram of the system and a log of your monthly inspections. I used to have a list of every test and inspection that we, as building staff, had to conduct and how often; even if I could put my hands on that list, it is probably out of sync with newer regulations. I do believe I got that list from the Fire Safety Director program taught at John Jay – if you can locate some of their course materials, you may hit a home run (you also have to be aware that some of that stuff may be geared more toward commercial space but there will be overlap). Again, I have this stuff stashed away someplace, but it is dated. The fire code will have the signage requirements in it, it will just take some time to read through it. Steve

This is depressing. We want to comply with the regulations but we have to read through the entire fire code to figure out what we need to do?!. There’s got to be a better way….
