replacing windows before re-doing facade

Hi, We are in a South Slope frame house with the worlds ugliest stucco exterior. We plan to replace the front and back facade as soon as we are able to, but that isn’t now. In the meantime, our windows and back and front door all need replacing too, but immediately, as winter approaches and the windows are as good as opened, when it’s cold out, and are minimally useable and not at all safe for our children. Our question is this: if we replace the windows before we re-do the exterior facade, will we be making life harder, our more expensive, for ourselves, than if we did it all at once? The windows will be white framed, regardless of what a new facade looks like some day inthe future. The doors I worry are greater design risks, to do in advance of an exterior renovation, but we just can’t live with what’s there now. Can anyone share any thoughts on this? Thanks in advance.

I would be wary of doing them ahead if simply for the reason that it will be difficult to get a good weatherproof seal between the new windoes and what id left of the old stucco removed around the casings.

Agree best to do them together. But don’t worry! We had windows that wouldn’t close and we got through four winters just fine. Go to Home Depot now and get the plastic for insulating windows (it’s a seasonal item). Cover your windows with the plastic using the tape in the kits, then in addition cover the tape with blue painter’s tape as well and seal well all around the window. Don’t worry about shrinking the plastic with a blow dryer — a completely unnecessary step. It’s a pain to do every year and it makes it difficult to open the windows but it will completely solve the heating problem. If you also cover the windows with heavy drapes or blankets in addition that doesn’t hurt. We left one kitchen window uncovered so we could use it for ventilation. Also renters don’t like this one bit.

To do the demolition of your Fred Flintstone façade without damaging your new windows will be costly and difficult. The windows are better included in the façade job so that everything fits and is flashed correctly. I do hope you are not planning on anther stucco job?. Hardy Board is an excellent product for frame houses. But make sure you use a contractor that has done many of these jobs. Meanwhile while you walk around and look at other owners beautifully restored frame facades and start talking to contractors; you can get through another winter with plastic sheets and heavy curtains etc. If you take the time to do the research and find the right crafts man to do the job it will end up saving you a lot of money.

Thanks — when you say it would be like doing new construction do you mean regarding the size o the windows – if i understand correctly replacement windows usually wind up going INSIDE the opening for the existing window, which makes the new window smaller by the amount of the new frame. Are you saying that if we did the windows concurrent w a new facade that wouldn’t be the case? Or are you just saying it’s overall easier/better? in our case, there will be a cost to not doing it b/c we are heating most of the south slope through our crappy old windows, so if it’s cheaper to do it all together if we wait, that may very well be swamped in our heating expenses over the winter! we even had to use space heaters last winter . . . Thank you!
