need waterproofing help

Well, if it was a problem with the wall, you would probably have this problem throughout the building.  More likely the water is coming in from above (and winding its way down a little) but the problem could be the roofing membrane, the flashings, or the parapet.  That’s a lot of damage, so I don’t think it’s from the small amount of water that might get in through cracks in a cornice.  But, it’s hard to tell from one picture.  If you aren’t convinced by the roofer’s recommendation, you might want to get the opionion of an architect or engineer who specializes in these things (ie, repairs/restoration instead of design).

In my 8 unit building in Park Slope we have a leak on the top floor, coming through the wall facing the street.  We just had the facade done and thought that would solve the problem but it obviously hasn’t.  (I’m writing on our first snow day, when the wall is really wet.)  May be coming from the cornice, but we’re not sure.  Has anyone had experience with someone who deals with wall leaks, not just roof leaks (though this may be coming from the roof, obviously)?

You need a roofer. However with all the storms and roof damage they are all busy. Make a bunch of calls and try to get someone over ASAP, it’s only going to get worst.

  This is the outside of that window, sorry bad angle.   I think it is probably coming down from the cornice.  All the brickwork around it was just sealed and when I look at the high res image on my computer, the brick work appears to be well sealed with no outstanding issues.  I agree with mlilla’s diagnosis.

You really need to seek help from the experts here. I have experienced this before as the main wall of our side was a firewall so it was built to take in a lot of water just in case a fire grows, but it does not help in times of rain.  And it really made a big damage over our wall.  We decided to paint it with another color, making the firewall not functional anymore, but it was a lot better compared to seeing damage over walls time and again.

I recently had some leakage that was over a window and we couldn’t quite figure out if it was the roof or cornice or what.  Roofmaster (Mike  (212)-599-5111) came to check it out.  Still not sure if it was the roof or cornince, but he and his guys checked out both and did some minor repairs to some small cracks in both, so let’s see what happens with the next rain or snow.  I will say this, Mike is the best–you can’t go wrong with him.  We’ve worked with him numerous times (a couple buildings), and he and his guys are down to earth, reasonably priced, and remarkably committed.  (He’s even come out to do emergency repair during a snowstorm when I couldn’t get anyone else to even answer the phone!)
