I want to replace the gutter along the front of my house with covered gutters, will need some capping done, and i’d like to get creative on the downspout. Any recommendations on who could do this work? It’s probably too small a job for many companies. Thanks.

This is a job for a roofer. Do not consult with a general contractor/renovator. Of course, if the roofers say you need a general contractor to handle the fascia aspect, that is one thing, but it’s the roofers who deal with the gutters, know the correct type to spec for a flat roof, have them in stock or can get them quickly, and of course also are experienced with yankee gutters and how to handle them. The roofer should have years of experience and have been in business for years in Brooklyn and come highly recommended from people you know. I believe there are several mentioned often on this board.

You will need a special kind of roofer to deal with any wood elements hanging over or in front of the house that are incorporated into the roof above. if the leak is simply in the roof membrane and the facia can be salvaged (many of them have started to rot but are still stable and when they dry out they manage to remain there) a roofer can deal with the leak from above. it may not mean redoing the entire roof. these flat roofs are easy to repair and i have been maintaining my own for years.

I say you need a special kind of roofer. I cannot reiterate that enough. these are going to be real pros who have been working in this city on those elements for decades. Or they are going to be directed by someone who has letters after their name and specializes in historic restoration.

i was on a home inspection yesterday. there are some issues where the roof joins some other elements on the house. its tricky because we are moving between trades with specialized systems. i feel obligated to make some calls and get some names for this homeowner and as i do so i wil l inquire about the intersection of the wood facia and the roof.

This is no lie: i am a home inspector today because a customer had a roofer trying to fix a leak on her house. This “roofer” had been all over on the top of the roof and after multiple attempts could not fix it. I walked out the back door of the house and looked up at the facia for about three minutes and said “there is the leak”. The person who missed that leak that i (a door guy) found from the ground is not a roofer.

Experienced Brooklyn roofers deal with yankee gutters all the time. The roof goes right into and over them. The gutters should be strong enough that they don’t bend in heavy rain. The size of the hole for the gutter is standard gutter size. The gutter must be free of debris.

That royal that op mentions sounds like a real roofer. the questions i would ask are how will they address the facia if there are issues with the wood on that.

be aware, i have always known that we have people running around this city doing this work who have no experience but i am seeing more and more of it and the young homeowners have no idea how to weed the bad ones out. it is gettign very bad.

what i said in my post above about spotting a leak from the ground really happen. and i am not a roofer.

By looking at royals website, they are run of the mill roofers. I could hire them here on my queens house and probably be very happy with them.

Op, you want to find someone who has done a lot of work over these wooden facades and has encountered a lot of unanticipated issues (to the point that they can predict them and they are no longer unanticipated) and will know what has to be done to resolve them before the job begins. They have plan a, plan b, and plan c and have outlined the potential cost of plans b and c.

When i worked for a home improvement contractor prior to going to college, we would encounter more serious or structural issues than what our skillset allowed and the boss would say “be quiet, we don’t want to scare the customer” and he’d cover it up. I knew there was something wrong with this approach but did not understand why it was happening (i saw it as a reason to make more money). What was happening was, the boss might have known there were other issues when he sold the job but did not address them as he sold the job because he wa s afraid the customer would go find a company a little better to do it right or my boss simply overlooked them and not having warned the customer about possible issues, did not want them rightfully blaming him for failing to anticipate.

You need someone who will not only anticpate but can address the issues or at least be truthful and say someone else will have to be brought in.

Is there a strainer on your gutter now? Sometimes those clog or slow drainage enough to cause pooling. Have you been up on the roof and looked at it while it’s raining?

Are we done yet is correct. Homeowners have to learn to investigate and source these problems themselves. I am sure there are honest roofers out there but the way things are going, i would not trust many people to properly diagnose things and properly report them if it means not getting a job. Contractors can do this deliberately or they can simply be inexperienced or some contractors will put a new roof on if a customer asks for a new roof without looking at it to identify the issue.

Btw, with the home inspections i have done for people on this board, i spend an hour on the roofs. I photograph everything. I did an inspection for someone saturday and i had a few unanswered questions about things. I called a roofer i know, put some questions to him and then called the manufacturer of commonly used products and then i called the local distributor. I got my answers. Homeowners on this board can easily do what i did yesterday. I have a head start because i have managed roofing projects and have maintained roofs and done some roofing. But with specific problems, i still have questions.

The roofing supply told me homeowners don’t always want to trust a roofer to diagnose and then there are homeowners who might want to maintain their own roof but don’t know where to start and they call him asking for help but the guy at the roofing supply is not going to visit houses. He told me i should do roof inspections for homeowners for $500 a pop.

There are classes out there and as soon as i can, i will take those classes and am going to meet w ith the roofing supply manager. My intent will be to teach people how to address simple repairs (open seems) and coat degraded rubber, and paint roofs.

In so far as the owner from saturday’s inspection, he was under the impression that his roof had to be changed right away. As i completed my inspection, i told him i thought he could maintain and keep in for ten years. After talking to the roofing supply, i wrote him and told him what he should do to make sure that roof lasts that long.
