Exterior window caulk

Dibs, the caulking job you showed us is what homeowners do. Don’t get me wrong, i do that on my own house and if I did it on someone else’s house, it might be a $100 per window caulking job – but it is not done correctly. The big fear i have is that if you, who has really studied this stuff (maybe not the fine points of things – listen, i am a finish person, so i have to be worried about how it looks), does not realize what a $200 per window caulking job looks like, how can we expect others? it looks like you applied too much at one side and ran your finger through it on the other. am i correct?

I explained something here yesterday about how it is very important to understand the history of how we got here today and why i sometimes write so much. so let me explain:

The people who taught me to caulk used solid metal tubular caulking guns that looked sort of like grease guns with a lever handle like the modern things have. These guns came with five metal nozzles that were of different shapes and sizes. in the 1970’s there were old guys using these things a nd they chose the nozzle for the job by size and shape. they held that gun against the seam to be caulked and pressed firmly to be sure the caulk did not run out the sides but instead was force into the seam. they also watched to be sure caulk did not begin to run ahead of the job too much; if it did, too much pressure was being applied or they were moving the gun too slow; there is a “knack” to applying it. There was no running your finger back over it unless someone applied too much pressure. and none of these guys had plastic applicators that i see in the stores.

By 1980, most of the old caulking guns were hanging in garages as remnants of the past and all of us were using modern caulking with the plastic nozzle. Let’s talk about that nozzle: a pro begins with his narrowest seams and cuts that nozzle to width and applies the caulk under pressure, creating a uniform bead that is generally flat on top. if it is round, he did not press down on the applicator enough. Only when moving to the wider seams, does he cut the tube back further. in 1970’s and early ’80’s my boss would spend an afternoon caulking windows (and it was a while before he let me to them and when he did, only the ones less visible) and while he sometimes ran his finger through a spot he had trouble with, there was no such thing as a plastic applicator.

and by the way, it is not possible to achieve this kind of job against masonry.

The man who paid 200 per window should have been able to demand the kind of job i am describing above. unfortunately, we are too used to allowing people who know nothing about what they are doing and do not care to take the time to learn to dictate to us what a proper job is. back in the day, a true trades person told the customer what had to be and delivered; theses people still exist, their numbers have dwindled, but we can still find them. it is up to us to do so.

sorry to have used your caulking job as an example DIBS and i do that kind of work on my own home as well, but people should not be paying for it.

I need to get the caulk on my rear windows stripped and recaulked. It’s two floors, and 8 windows in total. The guy I usually get to do my work is quoting $1600: $200 per window. Does this seem high, or reasonable? The house is in Prospect Lefferts Gardens. Thank you.

climbing adds to the price. btw, insurance goes up for those of us who climb and i myself am restricted from going above 3 stories. this sounds ok; the lower windows are less and the higher ones more and it averages out.

and i thought of something else here, if this guy is a real climber and does a lot of high work, his insurance will be pricey. he has to spread that cost over all jobs. i am not saying he won’t charge more for climbing higher, he might, but they basic costs to operate a business are applied equally to all as the cost is there either way. its not like renting a piece of equipment for one job and you tie the cost to that job.

Prices vary, and if your window guy can regularly get that price bully for him, but you can get your windows fully capped/ recapped for 100-150 per window from a number of reputable firms (with insurance).

lurkar, the issue is pulling the old caulk out. while it may have failed in some spots, the spots where it is still holding will take time and it should all be removed to do this correctly.

He’ll caulk from inside, right, not use a ladder or scaffold? It does seem a bit high although it can be challenging to find experienced, skilled people (even for something as minor as caulking) to do small jobs.

cate, i did not reread his post to say this, but if the windows are a brick-to-brick installation, working from inside is ok and i suppose people are correct to question the price a little. if this is a wood frame house with frames that sit outside, it may not be so easy. i am from the ‘burbs and was thinking climbing.

Update: they used a ladder, worked from outside, did not have any safety restraints. There was a guy holding the ladder at the bottom. From what I could see they partly scraped out some of the old caulk and put the new on top.
The ceilings are about 11 feet and start from about 5 feet off grade level, so the second floor extends from approx 16 feet to 27 feet above grade.

this is why homeowners should learn to do stuff like this on there own. first off, caulking is not a real high skill trade, so none of us want to do it (though on wood, i am good at it and fast) and consequently it falls to people who really don’t want to do it either.

without knowing the conversation you had with the person whom you contracted and without seeing what was written, it is hard to say. was he supposed to rip out the old caulk even if it was stable and at 200 per unit, it sounds like he should have but unless that was in writing…..

some old time contractors have a way of doing things that it does not have to be spelled out, it is a given. it is not that way anymore. every step has to be spelled out because the focus is on money, not taking your time and producing quality.

depends on what he told you he would do.

two people working from the outside, 200 per window sounds ok but it looks like they were more interested in getting into your wallet than doing the job.

ok, also, it is hard to caulk against masonry. but the part where he ran over the old caulk, that is a shitty job. a bead of caulk should be uniform and he should have put enough on to cover the old stuff (which i do not think he should have done anyway). who taught this guy how to caulk? i worked for a window installer in high school and he would thrown a hammer at me if i tried to pass that off. i am not kidding.

also, your job should spec the caulk. i can tell it is not dap and suspect it is phenoseal or silicone, which is good. but still, what is the point of using top shelf product if you run over old?
