Contractor recommendation for sealing an outer wall in basement

I have posted on this topic before but want to be specific in my info request this time. I wanted to ask if anyone can recommend someone that would be able to help us with work in the backyard. I am having a flooding in my basement and what I’m looking for most immediately is a contractor who could dig down about 10 ft along the foundation of the house and seal in the wall really well on both the outside (yard-side) and inside the basement too. Im not sure if that should be a masonry person or a landscape person, or other. TO be clear, I’m Not interested in doing the work myself. I am looking for a really good recommendation. thanks in advance

Ernormous – we actually *just* got the report back from the diagnostic company so haven’t done anything yet, but plan to follow all of his recommendations. It’s still a fair amount of work, but hopefully nothing like digging up half the backyard and, more importantly, I am hopeful based on what he said that this will be a more effective solution.

In case this is helpful: We had flooding in our cellar. Three inspectors/engineers of various sorts recommended we start first by regrading the cement next to the house in the wall above. We did and that helped but did not stop all the flooding. Some seemed to be coming from a point, like a pipe, from a corner of the cellar below grade. Nothing we ever did permanently stopped the water. Years later we removed the Permastone covering the ground floor brick and repointed. Turned out there was a cavity behind the Permastone in that corner with no mortar. Now that the brick has been exposed and repointed, the basement is dry.

I am not an expert, but the idea of sealing the inside of your foundation in the basement. You want to keep water out — that is why you are sealing from the outside. But if any water does get in, you want it to bleed through. Much worse if water gets trapped in your foundation, stays there and accumulates, and you don’t know about it.

we have the same issue and I hired a diagnostic company to take a look at exactly where the water was coming in, so we don’t do all that digging only to later find out we didn’t get to the right spot. The person we worked with (JP diagnostics – found him on Yelp while googling more waterproofing co’s) told us that digging down and coating the back wall is likely the worst thing we could do – lots of things related to hydrostatic pressure etc – and basically said it would just be starting a money pit as we just have to keep doing it year after year. Instead, he used an infrared camera to see where the water is coming in, and came up with several different recommendations to stop water penetration in the first place (i.e.: dealing with the above-grade brick wall, some work around our and our neighbors gutter drains, sealing the concrete pad that abuts the foundation wall, etc etc). Perhaps worth checking with him before embarking on a huge project? FWIW, we got esti mates (first) on the digging/sealing from 4 different masonry/waterproofing contractors – each had a different suggestion about how deep to dig. The prices varied from $6 – 25K for the project. Good luck!
