Advice on damaged hardie board panels
what probably happen near that screw is, weather conditions (i mean humidity) probably (this is a guess) caused the substrate or wood inside the house to swell and it tightened the hardy board up and the screw was so tight, holding it in a spot that was not moving with the rest of it, and it cracked. just because a house is weather proofed does not mean it does not breath.

The front of our Greenpoint home is hardie board panels – these were installed several years ago as part of a complete home demo and rebuild. As a result of either wear & tear, house settling, or improper installation (I honestly don’t know which) the corners of several of these panels have cracked. We don’t want to ignore this much longer, but my spouse and I are in disagreement whether it’s better to do an entirely new facade versus replacing the hardie panels that are damaged. I’d rather do the latter as it seems like it would be more cost effective but I don’t know… Thoughts and opinions on who might be able to help? A photo of the type of damage I’m referring to is attached. I don’t know if the hardie company itself would be helpful- I assume they would point to improper installation as the cause, though our contractors would disagree. Improper Installation, clearly they didn’t know what they were doing if there are exposed screws and gaps between boards like that. You could very well have water damage under that siding too. Get a proper crew and redo the whole siding if it’s in the budget. If not, the broken pieces can be replaced, however you’re still left with a defective facade, cracks or no cracks. I’ve recently seen a neighbor use K&B Brothers Inc 347-256-5347, they did an outstanding job on the facade.

I’ll also add, that seems to be the hardie board panel that is installed in bathrooms, just painted red. That product isn’t meant for facades, and will eventually lose it’s cohesion if left out in the elements long enough. The paint im sure helps, but still wasn’t the correct product to use.

To answer the question on the type of the panels, they are outdoor panels – I pulled up the details from the contractor and believe they were called “hardie “reveal” panel system” installed on a metal track and with a rubber underneath, but unfortunately as I feared it sounds like from the comments installation was done wrong. I wonder if it’s worth going with a different facade all together. We do not have any extra product. This was 7-8 years ago installed and the cracks happened in the last 2 years.

green thinker…the spaces between the boards are intentional…its a pretty common (but incredibly lame) architectural detail. The face is usually covered with a black waterproof membrane, and the boards are laid over lath installed over the membrane….however the boards are usually ipe, not hardie board, which seems like a terrible choice of material. Also it looks like they just screwed the boards over existed aluminum siding…. you get what you pay for

Eman137 – i would say we overpaid haha!! jokes aside, there was no existing siding. this was a gutted building and the original walls of the building were demolished… You’re correct it was on a waterproof membrane (what i called in the above post the “rubber” – i don’t know the right terminology here) and then there was a metal frame system that the boards were on, like a track… I’m trying to find the plans from 8 years ago but i’m coming up short. Still can’t decide what to do next though!

I was trying to figure the gaps out. I figured that no one could not be that stupid so they had to be deliberate. I bet the screw was torqued down too much though.

personally , I think that the gapped horizontal siding thing looks like crap…but if you chose it, i guess that you like that look…. just repair the couple of broken boards until you want more traditional clapboard siding

The installation does not look proper to me either. We have Hardie and there are no visible screws. FWIW, if you use a contractor certified by Hardie, they supposedly will stand by the installation.

I agree, we have Hardie and there are zero screws visible and a piece came off during one in the storms and the installer (Premier) came back and fixed it for no charge.

That looks like a rain screen system. I’m sure it was intended for the screws to be visible. It should be fairly easy to replace damaged panels and much less expensive than recladding the whole house.

Thank you for the feedback from everyone. We liked the “stupid” look and chose it from several options back then but I suppose that is why there are different options for everyone! 😉 😉 I think we are going to try to replace panels but keep this system – we’ll work with another contractor. It’s been 8 years since installed and only the last 2 years this happened but I think everyone is right about the installation so we will move on to someone else. we had a contractor put hardie board on some buildings i took care of in NC in like 1990 (this is when they were first bringing it into the US in the southeast, i suppose because of all the new construction in the carolinas). there was an issue and that issue had been related to installation (hardie board also had an issue back then and they claim to have fixed it). with this one with the crack by the screw, a lot of inexperienced people over tighten screws – they do this all over the place on locks, engine parts, windows, and the list goes on. i used to do it when i was a kid as well and that is one thing early supervisors watch kids (teens) for as they work – over tightening things.
my point is, and cate alludes to it, hardie board seems to be one of those products that should only be installed by experienced people or should be installed by people willing to sit down and read the installation instructions on this product and follow them to the letter. i do not know if Hardie Board has a list of approved installers for customers to refer to and i might che ck and report back if they do.
