As part of the renovation of my carriage house air condtioning ductwork was placed on the roof. SInce the beginning there were leaks and water damage to the bathroom ceiling. The contractor restored the damage at least 3 times, always attributing it to the fact that I hadn’t cleaned the roof drain often enough. Once it happened the night after ihad cleaned it. We flooded the roof to prove it wasn’t the problem. I had pointed out a ‘dip’ in the ductwork, but they said it was just cosmetic and had no bearing on the damage. I hired an expert who said the water indeed was blown along the duct and entered at these seams. We wrapped it with duct tape and a garbage bag and it no longer leaked. I gave the contractor the report that recommended a mold test, cleaning the ducts and repairing the ductowork. They just rewrapped it. I had a mold test done which showed very heightened levels of unacceptable mold. I posted last week and have been surprised that no one has recommended a NADCA certified company to do the cleaning. The contractor gave me the contact to an HVAC company who proposed replacing the ducts for $8,000\. They are not the company who did the original installation. I have been told that the original company is responsible and should have insurance to cover this. Is this true ? The architect and contractor have not been responsive. This is a health issue and mostly I am concerned to get this taken care of responsibly. If anyone has any information or advice I would appreciate it.

The normal route is you call your insurance company and they file a claim against the other one. However, it’s not clear if this would be covered. You are normally insured for leaks but not repairs and mold. But it doesn’t hurt to call and find out.

I have called my insurance company and It is not covered. this is a health issue and I am intent on getting it solved, but have not found anyone to do it yet. The company that came yesterday said they couldn’t guarantee it and didn’t want to get involved, that the people who installed the aircondiioning unit are responsible and should have insurance. My contractor has not provided me with that company. The company that is coming tomorrow said they would have to do another mold test first for another 500 dollars. I am surprised that no one has responded with any experience of this problem.

You can take help of air duct cleaning specialists. If damage is large, then call to your insurance company and get a claim of your damage.
