I agree with ‘anarchitect’, a reasonable budget to start with is $350/SF but there are a lot of questions and factors that will affect that number.  We can help also, we do not do in-house MEP, but we have plenty of companies to bring on board when necessary.  Gary Eisner

A reasonable budget for a 4,000sf FULL gut renovation should be in the $350-400psf range, given the number of kitchens and bathrooms required, hvac provision for each dwelling unit, and life health and safety items such as sprinklers.  We’re an architecture and engineering firm experienced in multiple dwelling rehabilitations/conversions in Manhattan and Brooklyn.  We offer lump sum pricing for scopes of this magnitude.  Naturally we’d be very pleased to be considered:

I don’t think you can expect anything other than an extremely rough cost estimate based on the information you’ve supplied.  Your idea of a “gut renovation” and mine could be totally different.  Are you going down to the beams, or replacing beams?  Are the floors staying?  Keeping staircases in the current locations or moving them? Do the actual stairs need replacing?  What shape is the shell in?  Are you looking at masonry work on the exterior?  It’s been my experience that the $150 a square foot number that is out there tends to be on the low side, in many cases drastically.  You do have the advantage of a lot of square feet that spreads out the cost, but you also have the problem of four kitchens and four baths which tend to add costs.  150K per floor could be doable, but you’ll have to keep an eye on finishes.  I’d find an architect that I liked and felt I could work with, have my plans drawn up and use those to get bids.   I think most architects will follow your design, it’s just a question of how rigidly.  As a result, I wouldn’t get too hung up on recomendations.  It’s just like anything else, I may love someone and you find them insufferable.  I think what would be important for you is to keep in mind that you want to have a measure of control, so you’re going to need an architect who doesn’t have a big ego.  If I’m hands off, I’m going to love a guy who comes in and does everything, makes snap decisions, makes the call and clears it with you afterwards.  This kind of an architect is great for certain customers.  Others will hate the process and feel they are being taken advantage of.  Conversely, I can tell you that a lot of professionals hate when a lay person comes in and tries to call the shots so if you don’t give your architect some sense of control, you do run the risk of resentment leading to conflict, which is never good at a building site.  Obviously a professional should be able to rise above petty resentments, but it would take a strong person to be happy with a project where they felt their input wasn’t really valued.  Based on your post I’m not sure that you want complete control, but you may want to keep it in the back of your mind that it always works best when it’s a partnership between the architect and customer.  I’m not saying that it has to be an equal partnership, you will have the right of veto when it comes to design decisions, the architect has it when it comes to code decisions, but it’s still good to listen to what they have to say when it comes to design, it’s what they’ve trained for.

Budget should be between 150 – 200/sf. Many architects will work for a fixed fee, Jock Deboer being one of them. Start with him.

To put it nicer, fixed fee is not a problem.  Most architects will listen to what you are looking to do, but various codes need to be taken into account and that will effect the design – especially for a 4 family.

I would recommend demanding world peace while you are negotiating. You seek certainty in an uncertain world. Any architect that agrees to slavishly follow your design is a nincompoop.
