And if Carmen’s husband is right, not only is this the first time I have heard of a neighbor–much less a tenant–intentionally knocking a hole in a party wall, but it will also be the first time I have heard of someone living under a stoop. Trolls live under bridges and the little mermaid lives under the sea. Now, we have Outshine living under the stoop. 🙂

Hi Carmen – the landlord next door is an owner of a construction company. The building manager has been interviewing contractors for months. It appears he hired someone for the stoop on 10/27 because I have seen him a few times here since then. On Friday 12/15 several contractors came to the house – looked at the brick(some took pictures). Bottom line – based on this – I am convinced that the landlord is going to have the house rebricked, restooped, and change the cement on the sidewalk – while they are doing this they will created a new party wall and build on my property. Good news – if this happens – Maggie suggested I get a survey done and I did on 11/15. Now with this intermittent banging – I was thinking that the took down the sheetrock in his apartment. With that gone, I was thinking he would take down my falls opposite where his sheetrock was, then call the building manager to have new sheetrock installed in my apartment – thereby enlarging the width of his apartment – illegal and nutty – but that was what I was thinking.

Certainly illegal and nutty; also unlikely since it would be likely to cause both buildings to collapse. If the landlord next door is indeed an owner of a construction company, he’d probably have enough sense to avoid that, unless he had a death wish. This post is becoming curiouser and curiouser.

So what did the survey show? Is your building across the property line? Is that why you are worried that the neighbor would try to shift the party wall? That’s not going to happen inside a house.

Survey showed my house was fine – my neighbor did his own survey on my house – could fudge the numbers. Bottom line – neighbor believes he is entitled to more property so he will build on my property in the front, take down the fence in the back and build a new one on my property.

Ask him for a copy of his survey. Then have your survey company contact his survey company. Let them figure out why and if they match. He can’t move the property lines after all of these years but just go step by step so you can save on legal fees if needed.

Hi Folks – no external work has been done on either house yet. I wonder what’s going on with the internal party walls. I am stressed over this and I worry that even if they don’t take my walls / stairs down, i’m confident they will try to build on my property outside. I am considering selling my house this way I get full value – vs. re-bricking, stooping, re-cementing my house and then try to sell for much less money. What do you think – would you sell now?

I noticed something very strange last Thursday. I have seen on my security cameras steam coming out of a front of the house basement when someone is washing/drying clothes. On Thursday, I walked out of my house – there was a very strong detergent smell as I was opening my front door security door. They had to reposition something for that to happen.
