Sprinklers for 2 family home????
50k for sprinkler is not the only cost that will come with a change of C of O. In most cases it´s not really worth it

i have no clue were to find info on this question. Do i need sprinklers if my 2 family, becomes a 3 family? hear me out first. i have a 2 floor,two family attached brick home. the first floor, the ground floor is a 2 bedroom apartment. the second floor is currently a 3 bedroom apartment ,and in need of renovation. I was thinking, instead of renovating it into a really nice 3 bedroom,why don’t i just make it into a studio and a one bedroom.Any thoughts are welcome. now, the 50k question, do i need sprinklers since i would have 3 apartments?

the answer is … probably. plus a change of c of o is $$$. this is why most people do it on the down low, but if / when your tenants find out it could get ugly. lots of people taking the chance though. consider if your umbrella policy would cover such decisions, and if you decide to go the legal route then it is just more of a math problem. (which may not work out in your favor)

this wasn’t your question, but depending on where it is there is a lack of good 3 bedrooms in a lot of neighborhoods. yes you can make more money from 2 apartments but there would probably be higher turnover. that and the market for 3 beds is really good for landlords right now. plus everything that windsor said.

The cost of legally converting a two family to a three is not worth it, ( it is much more than just a sprinkler or fire escape.) the rents will not justify the cost or the months or perhaps years of lost rent, while under construction. To do it illegally you run the risk of not being able to collect your rent or evicting your tenants or if their is a fire or some other catastrophe and someone gets hurt it can become a criminal case with you the landlord going to jail. No insurance company will payout on an illegal situation.

YES You Will…….. I know from first hand experience. Estimated cost is high including: plumber, engineer, cost of a new water main, etc. I paid 45k to sprinkler a three family. Keep in mind this also depends on how many sprinkler heads you will needed. Good luck.
