I have a 2 family brownstone that I want to convert into a 3 family. Basically put a kitchen on the middle floor and a shower on the garden floor. Does anyone know if a fire escape or sprinkler system would be needed? Would i need a contractor or architect? The house has no COO with the buildings dept. This house is located in Brooklyn. I want it to be done legally.

Architects are necessary whenever you make an increase or alteration to room size and shape or even when making changes to plumbing, electrical, etc. While a contractor will execute the architects’ design plan and serve all the installation and building work for you. If you hire an architect then you will ultimately have to engage a contractor to do the work. When we experienced our home renovation then we had hired a general contractor and [Davis pest control](http://pinnaclepest.com/davis-pest-control-service-center/) inspection team before the home renovation project.

Yes you need an Architect. A 3 family is classified as a multiple dwelling, so 2 means of egress, emergency lighting, new CofO, everything. The Architect could answer the sprinkler question considering it’s not a full renovation. Bedrooms have to be legal size, you’d have to provide adaptable handicap design for one unit, etc. It’s best to discuss your goals and have an Architect make suggestions given your budget. I just finished construction on a 3 Family Brownstone to 1 Family . You will Need a contractor to execute the Architects plans . 2 to 3, more than likely you’ll need sprinkler .

There is hardly a scenario where a 2 to 3 Family conversion makes sense.

Do not waste your time. The whole “new” 3 family house will need to be bought up to todays multiple dwelling codes and your Real Estate taxes will be reassessed as if you have built a brand new building. The time, money etc. is not worth what extra rent you will collect and as the re-sale values in Brooklyn these days is to larger 1-2 family living, why bother?
You would be better off selling your current property and buying a 3-4 family instead.
Yes, moving is a pain, but no where near as painful as going through the torture of dealing with all the bureaucracies and contractors to make a 2 family into a 3.
