Architects familiar with conversion of small townhouse to two duplex condos?
We are very familiar with partial to full gut townhouse renovations. If you’d like us to take a look at your potential property, we’d be happy to meet with you to discuss.

We’re considering buying a 4 story townhouse and converting it into two duplex condos. There’s currently a two family C of O, but configured as a triplex over a garden apartment. So we’d need to alter that. We’d also have to demise the entrance of the upper unit, in addition to the regular reno work. Any suggestions for architects that are familiar with this process, particularly with 2 unit buildings?

You can find tons of reasons why you shouldn’t do this on previous posts. It will never make sense.

…. but It is done quite often. And many sold or selling at a high price point. Wonder how each project actually turned out.

Roberto, are you flipping or just need less space. No-permitz is right. You may get more in the sale price, but you may pay more than the difference to get there. If you are going to live there, I would recommend not diminishing your ownership interest, but instead maxing out the rental income potential.
