Hi Brownstoners: We bought a frame house in the South Slope. It’s renovated but we’d like to do an extension and would love recommendations for architects who have done extensions specifically on frame houses. Does anyone know if it is true that the DOB has more stringent rules for adding on to a frame house than to a brick house? Thanks!

We have done a handful of these types of extensions including our own framed home in the South Slope. We’d be happy to speak with you about your house and give you a tour or two of completed projects. In terms of the DOB regulations, the only limiting regulation in regards to framed houses is that you cannot build any higher than 3 stories.

you can build up to the setbacks. We use 6″ studs now – more insulation can be placed inside. The trickiest thing now with NYC codes is the energy code. http://westchester-architects.com

@brookbridges…is this a one or two family building? If it’s three family or more, the NYS multiple dwelling law would restrict any enlargement to enlarging one room – even if the new construction is non-combustible. If the building is 1 or 2 family, then depending on the specifics of your house (area, height, distance from property line, etc.), you may be able to build an addition from wood, but if you build from noncombustible materials (think steel studs rather than wood), there will be less Code restrictions on what you can do.
