R4 District, Flushing Queens

Is your friend’s building freestanding or attached to one of it’s neighbors?  2008 building code requires 2 family structures to be sprinklered – unless they’re detatched – and as they’ll be changing the C of O, they’d have to comply with the code. jcarch James Cleary Architecture

A friend wants to covert their 1-family into a 2-family in an R4 District in flushing queens. Is this possible.I am currently looking thru the zoning, but it is a cruling & confusing process. Any help would be appreciated. Thanks in advance…

No problem with zoning. The issues lies in the building code with specific requirements for changing the CO from 1 family to two family. Consult an architect.
