Bathroom Layout

I am in the midst of a renovation of my brownstone and it is roughly 19 x 42\. I am a new owner in teh Bed Stuy area after two years of searching! The current plan is for the ground floor to have master bedroom, guest bedroom and a master bathroom. The parlor floor will house another full bathroom. An alternative plan that has come up that I am considering is to place two full bathrooms on the ground floor so each bedroom can have its own bathroom. By doing this I will be able to open up the parlor floor completely and then add a small powder room to the parlor floor. The issue is that the two bathrooms on the ground floor will eat away at the size of both bedrooms and will hinder closet space. I would appreciate thoughts on what is the best way to go.

If you can stand one small bathroom, I designed a 42″x100″ wet floor plan with a wall-hung toilet and a 42×42 shower stall.

I vote for two bathrooms on the garden level and a powder room on the parlor level,. It makes the most sense in terms of preserving openness on the parlor floor. To squeeze out a bit more space for storage, give one of the bathrooms a tub and the other a shower.

We are building a deck off the parlor floor. The living/ dining/ kitchen will all be on the parlor floor as you stated. The issue is we need two bathrooms, so the initial idea was to have one on the ground floor and the other on the parlor floor. (that was the current set up). Considering that, what do you think? Squeeze them onto ground, or one on ground and one on parlor?

If you plan to live in the house for a long time as is then I would do whatever makes the most sense with respect to utility to you. If you plan to do as dave says and eventually set it up as duplex (or sounds like it would be a triplex) over garden rental then I would reconsider. Also for resale having such an expansive bathroom on the parlor level could be a turnoff for a lot of people. It’s hard to say without specific layouts, but having the parlor mostly open front to back is part of the lure of these houses.

Is there going to be a bedroom on the parlor floor?  Since you’ve got 2 bedrooms on the garden level, I assume you’ve got kitchen/dining/living on the parlor floor.  So why put a full bathroom up there too? Think about a deck – or at least a stair – off the rear of the parlor.  Even though you have the garden floor to yourself, having rear yard access through the bedroom can be a pain.  Getting that access though the living space is a definite plus.   jcarch————————               James Cleary Architecture brownstoner.staging.wpengine.com/jamescleary

Well it will be two people living on the garden floor and parlor floor. Dave, if you are the 311 Stuyvesant guy, you are actually part of the inspiration for this and many other things we are trying (because of your open house we are adding a working fireplace). So thank you. back to this, the issue is my 3rd floor has two studio apartment and my top floor is a two bedroom apartment. So we are regulated to the Parlor and Ground floors. The way it is headed is that the parlor floor will have a sizeable and very beautiful bathroom with a separate shower, clawfoot tub etc.. however, pratically speaking it will rarely be used.

Is it a 3 storey?  Have you thought about occupying the parlour floor and the top floor instead?  The top floor will give you enough room for two full baths plus, I think the best living situation is to have the rental unit on the garden level.  Build a deck off your parlour floor.

Are you going to live only on the garden and parlor floors? How many people? This is roughly the same size as what I live in. I would take into account any future plans you might have with the layout of the house. I only have one bathroom on the garden level with 2 bedrooms. The parlor floor has a powder room tucked away. I agree that adding a second bathroom to the garden floor would cramp it a bit. I also wouldn’t want a shower on my parlor floor though. I don’t think I’d use it and it would be hard to squeeze in.
