Replacing Existing Roof Deck -- do I need a load analysis?
Any input on the following would be greatly appreciated: Background The building is a 35-unit condo. It is approximately 110 years old and was a factory. It was converted to a condo in 1986. There has been a roof deck on the condo for at least the last 22 years (and possibly since the conversion). The deck is currently dilapidated and in need of replacement. The offering memo does not speak of a roof deck. BUT, it does note that there is recreational space on the roof in compliance with Regulatio 15-12 (Open Space Equivalent: “At least 30 percent of the gross roof area of a building containing 15 dwelling units shall be provided for recreational use.”) Any engineering analysis regarding the roof has been lost to time. We are removing and replacing the roof. Thus, we need to remove the rooftop deck. We would also like to install a new deck, given the condition of the current one. Background Given the above facts, do we need to have a load analysis done on the roof? The new deck would be similar to the old one. Thanks for any thoughts!

Thanks. To be clear, I am not trying to get around the code. Whatever we build will definitely be in compliance. Load analyses require some serious inconvenience for top floor tenants (the probes require that the ceiling be cut into). So, before we undertake that, I want to be sure that it is necessary.

code has changed massively in 22 years…you will no longer be able to construct the deck out of flammable materials within 3 feet of the lot line,etc. This is essentially going to be new construction …get an architect on board to understand what you are dealing with…there is no grandfathering in for subcode construction, and you are looking at serious liability issues if you try to ignore current code

Given the age of the building it certainly would be smart to have an engineer look at the condition of the structure as soon as portions of the roofing start to be removed. There is also no guarantee that there was any additional support added to carry the weight of the deck when it was originally installed.
