Need help getting started on first reno - do I need architect or designer first?
Hi – looking to start my first renovation project – a complete gut reno of a 1950s style kitchen, add door to backyard, add half bath, maybe flip the appliances from one side to the other, maybe move location of stairs to basement, maybe close side door to driveway. The house is a 1926 colonial in bay ridge – 1800 sf, 3 bedroom – standard issue bay ridge house. I’m looking for help to figure out the possibilities. Not sure if that’s an architect or designer. I know I’ll need an architect eventually, but do architects help you figure out options and potential costs? I think I need to kick around some options before having anyone draw up formal plans. Where should I start? Thanks!

It is important to understand that Architects are Designers. There is often a lot of confusion on this topic because a professional engineer (ie, mechanical engineer) can submit drawings to the City. Thus, lot of people think that Architects only provide a technical services. In fact, Architects have more design training than any ‘designer’ you are likely to meet. A designer without architectural training may not take into consideration structural and mechanical issues when making decisions. I am an Architect. Eventually you will need both, best start with the designer, figure out what you want, explore your options, and then hire an architect to layout the drawings, get the exact dimensions in place. Best of luck.

I may be biased but my vote is that the designer should come first. Additionally depending on your final scope you may only need an LAA plumbing and general electrical permit thereby negating the need for a full architectural set and a general work permit. http://brownstoner.staging.wpengine.com/curated

Yes, an architect can present you with options and budget costs. This is typically called “schematic design.” After you select an option, it will be refined in “design development.” When that looks good to you, it will be finalized in the “construction documents.” Those docuemnts will be bid on by contractors, filed with the DOB, and followed during construction. These phases can be combined for efficiency, too. Some architects charge flat fees for all phases; others charge flat fee for some and hourly with a cap for some.
