Calling all Architects for Queen Anne Renovation in Crown Heights

We are closing on a 4 story limestone in Crown Heights North and looking for architects and or design/build firms to discuss our renovation project. The house is in very good condition so this will NOT be a gut renovation. Currently no C of O designated as a 3 Fam currently used as a double duplex. We want to use it as a triplex over garden rental with deck off the back.  House is a triple parlor 20×50 on 100 ft lot with a 2 story extension that is currently used as a rear stair case. Total square footage is approx 4,380 sq ft. We want to add a custom kitchen in the rear parlor. Soapstone counters and island with sink, dishwasher, etc in the island and high end appliances. Calacatta marble backsplash slab. Garden rental has the kitchen in the rear so thinking running plumbing and electric through the garden ceiling will be easier and allow us to keep the inlay parquet floors intact. Electric has been upgraded to 220 and mostly replaced through the whole home and currently has 3 gas boilers that were put in during the late 90’s so mechanicals are good. We would like to close up the rear stair case and put in a butler’s pantry and new powder room so we have a bath on the parlor floor. We can then put in a smaller bedroom on the garden level in the extension. Extension is original to the house we believe. Want to clean up the garden rental a bit keeping everything where it is and just upgrading appliances, paint, tile etc… House has all original woodwork and shutters that have never been painted. We want to strip the varnish and apply a Tung oil finish to really show off the woodwork. Love that satin finish with low luster as opposed to the high shine of varnish. Sanding the nailed parquet and inlay floors and applying same low luster finish. 3rd floor currently has 2 bedrooms with sinks in the pass through and decent size bathroom at the top of the rear stairs. We are debating adding an ensuite to the middle of the house since plumbing is already present with the sink though we would need to add a toilet. 4th floor has small kitchen and bath and was currently used as a living room in the back with full bedroom and 1/2 bedroom in the front. We don’t plan on spending a lot of money on this floor as we will use the rear as an art studio so we will leave the kitchen. Would like to turn the front 1/2 bedroom into a laundry room but not married to that idea since we would need to run plumbing to the front of the house where there currently is none. Currently washer and dryer are in the extension on the garden level. Basement is finished with 7 ft ceilings. Would like to run central air through the house and contemplating repurposing the old forced air vents as they are still in place with ornate grills. We understand that we may have to remove existing duct work but looking at all options and open to suggestion if a better option is presented.  Would like to keep the total project to around 200k but can comprise on certain aspects to keep the budget on track. Most important is the new kitchen, closing up rear stair and deck followed by ensuite bath and central air. From years of research we think it’s possible but will be tight. We can do most of what we want now and postpone some of the extras down the line as long as we plan for it now. Please post links to your work and we are looking for people with townhouse experience.
