Building Addition

Hi Brownstoners! I was wondering if in R6 zoning, I can add 4th floor addition on a 3 story 6 family if Max FAR is 2.43, current FAR is 1.95 and lot size is 2500. Any help will be greatly appriciated! YP

Rob Demetrio of All Renovation Construction (http://www.allrenovationllc.com) here….I agree with “putnamdenizen” – best bet would be to connect with an Architect.  My company has completed penthouses and additional levels on several Brownstones in Brooklyn and Manhattan.  Our latest is on 47th street in Manhattan.  Contact Frank Martarella of Think Design, his number is 718-987-3729\. YP – I looks like your addition is feasible, but you will need to look at the the zoning data for your specific property – each property is different. OasisNYC is a good start, but there are numerous variables that you need to review in order to determine the overall feasibilty of the project. YP: Where did you get the 2.43? That is reserved for “an R6 District inside the Manhattan Core located within 100 feet of a wide street.” You should check that first. R6 can also be 3 or 2.2 FAR, depending upon where you’re located.   If you are in the specific case of a 2.43 FAR, then you can most likely add the floor. You’ll most definitely need sprinklers if you don’t already have them, and yes, you may need to have a front setback.   Jim Hill, RA, LEED AP Urban Pioneering Architecture

Probably yes, dependent on setback requirements.  In my similar (but not identical – mine is a two family with smaller lot), I learned I could go up to 40 feet, but needed a ten foot set back from the front wall.  Architects are good for this kind of inquiry…
