Buyer's Broker

We purchased our current condo 7 years ago, and we’re rapidly outgrowing it. We would like to move within Park Slope, hopefully to a smaller brownstone. When we purchased our current apartment, we were taken for a ride by well advised sellers and their broker. Details not important, but I’m not interested in going in unarmed again. I guess 7 years of age and what not could be helpful, but I think the right call is to get a buyer’s agent or broker.Since we’re both much busier now than we were 7 years ago, having someone with more time to devote to finding stuff going on the market would be helpful as well. Does anyone have any good buyer’s agent recomendations with Park Slope experience? Thanks!

slopemope, If I understand you, you are saying that if jbkramer wants to be well-represented throughout the process, he or she should personally hire professionals as consultants. Makes perfect sense. For negotiating, you recommend using a real estate lawyer. What kind of pro do you recommend using for the process of finding a property in the first place? We are first time buyers, currently working with a buyer’s agent who is not directly compensated by us, and, predictably, we feel we are being steered toward certain properties, etc. By the logic of your answer to jbkramer, should we look to directly hire a real estate agent for ourselves? Apart from making an offer and negotiating the price, we’d also need help getting through the inspections and contracts. Thanks

your intent is good but assumptions flawed.  buyers brokers are paid through seller comission – and money speaks in this town.  They’ll sell your position in a second to get the deal done.  In New York City, and in life, you don’t rely on someone’s code of ethics.  You hire people that work for you.  In your case, it sounds like you want to be informed.  So hire (whatever it is you need) as your consultant.  Physycal things?   Hire a good inspector who doesn’t cow-tow to brokers in this area to be your consultant and tell you everything you want to know before you fall in love with something.  Want a negotiator because you don’t want to make your own offer or do your own haggling?  DON’T hire somoene whose best interests are getting paid by the sellers broker.  Hire the real estate lawyer you were thinking of handling the transaction.  (They are usually brokers anyway).     If it was business, would you want someone representing you who was compensated by the person you were negotiating against?  Lets hope not.  Just my 2c, sounds like you should know already not to trust anyone when it comes to real estate.

Lee Solomon at Brown Harris Stevens is a pleasure to work with. During our year long process she was a patient and pleasant guide through many open houses and showings. When a bona fide bargin of a townhouse came on the market, she persisted in getting us a showing even though the seller’s broker didn’t want to show it to us (go figure). We got the bargin! While she reps both buyers and sellers, she took me to properties repped by many other firms (our house was not repped by BHS). I felt that she had nothing but my best interests at heart, really listened when I had a question, and above all was very patient and persistent. Good luck!
