My dear friend is thinking of buying at One Hanson. Anyone live there who can comment on noise between floors? Any complaints from downstairs neighbors or too much noise from upstairs? Hard to know what to expect in a conversion.

  1. Have the developer provide the specific IIC (Impact Insulation Class) and STC (Sound Transmission Class) for the floor assembly.

    IIC measures noise from footfall, which can still be a problem in “solid” buildings. STC measures airborne noise.

    These numbers, if not in the offering plan, must have been considered by the designers during the retrofit of the building (especially for a ‘luxury’ condo), and should be readily available. I have supplied these numbers to potential buyers of apartments in buildings that I have designed in the past.

    Both IIC and STC should be at 50 minimum, but you should expect 60 or 70 for a luxury condo.

  2. Valid question. I live in a “solid as a rock” prewar apartment building and there are neighbor noise issues above, below, and sideways.

  3. I do not live there but I think that noise from upstairs would be one of your last worries. The building is a pre-war skyscraper, it is built solid as a rock. I doubt much noise gets through the concrete floors.
