The opening party that The Developers Group threw for the Karl Fischer-designed Ikon, one of the new additions to condo row on Bayard Street in Greenpoint, was over the top to say the least, but we guess that was the point. Valet parking, velvet ropes, slinkily clad hostesses, you get the idea. Despite a visit from DOB and some glitches with the elevator, the club music kept pumping and, more importantly to the hosts, wealthy prospective buyers kept shlepping through the model apartment. Whether all the glitz will pay off in the form of sales at the 58-unit development remains to be seen. If it does, it will be due in no small part to the much talked-about views (see below), which are pretty spectacular, especially if you’re a soccer fan. We haven’t seen any prices yet. Anyone heard anything?

  1. 8:01 – Please show me where on nyc.gov they list cancer rates.

    I know a lot more people in Gpt with auto-immune disorders, strange cancer clusters, etc. That’s just anecdotal, but its what I see and hear.

    Greenpoint (& north Williamsburg) historically had a lot more petro industry. Greenpoint has a lot more waste transfer stations, and the sewage plant. Gpt & north Wb had tons more of the “black arts” – glass making, petroleum production, iron smelting, etc. As a rule, the industry in that area was far more toxic than in southside.

    We all have enough enviromental nightmares to go around, but I have never seen anything linking Radiac in particular to a higher cancer rate in that section of Wb. In fact, I’ve never seen any data indicating relative cancer rates by block, census tract, zip code, etc. If you’ve got it, please share.

  2. Williamsburg isn’t what it’s constantly being packaged as. Stop drinking the kool-aid. Every slumlord neighborhood in New York over the past 15 years gets hyped, hawked and sold to glassy eyed morons consuming every line of crap printed in Time Out or New York Magazine. Those slumlords you are making rich are more than likely related to the editors and authors of those articles. The emperor has no clothes. Open your eyes.

  3. Radiac is in Williamsburg on Kent Ave and Grand Street where the higher cancer rates are. That can be verified at http://www.nyc.gov. Greenpoint has higher property values. That can be verified at the NYC Dept of Finance. I stand by my facts. I’m only invested in the truth. Dear wBer, where was I mistaken?

  4. If you look at a map, the view above is generally over Bushwick Inlet, which is slated to be a park. So roughly from the ESB and left will be clear. To the right of the ESB will be blocked by Greenpoint towers. The Williamsburg towers (really only three blocks worth) would probably be a little off frame left in the above photo. So the ESB view is probably safe, but little else (assuming, as someone noted above, that the Greenpoint towers get built – that’s not a given *today*).

    But does it really matter? That view is not exactly to die for. ESB is almost 3.5 miles away. You can get the same view for free from the Kosciuszko Bridge. If you’re paying for the view, you’re much better off on the Williamsburg waterfront, or Greenpoint when it happens (which actually will have the best skyline views).

  5. there were no units for sale last night for over $1 million. period. these units were priced quite well. i heard 20 bayard is going to open soon at rip-off prices!!
    I’ll probably go to the open house on sunday to consider a 1-bed.

  7. i actually went to the party last night. i wanted to see what all the hoopla was. the entire thing was more buzz than substance. the materials are not the top of the line and spaces were tiny and poorly laid out–absolutely not worth the $1.5 million price tags that they were going for. i pretty much call bullshit on the event and entire development. including the way-too-shiney brokers and shitty frozen hors d’oeuvres that they were trying to pull-off as gourmet. as to who would buy this shit? doucehbags! and there were plenty of them last night. pretty much dumb people with small penises who drive hummers and would buy anything if you stroked their egos enough–lord knows what they would do if they actually had something else to be stroked.

  8. in the skyline pic, you can see that the view of the current/future skyline is severely interrupted by the ballfield lights, beyond the soccer field. I think this is the unforeseen circumstance that has so far killed sales at the Manhattan / Driggs monstrosity: all of their views are of the glare, not the city. I wonder how the Ikon will fare (I guess they shouldn’t have open houses at night).
