verdiplan020607.jpgThe block of Adelphi between Myrtle and Park is not one of Fort Greene’s most picturesque but one developer is betting that the lack of sexy, modern condos in the area will be enough to lure buyers this close to the BQE. The double-lot new-build — to be called Verdi on Adelphi — will have sixteen units, all of them with outdoor spaces. Except for the two two-bedroom penthouses, the building will be comprised of one-bedrooms. There’s nothing to look at yet, but the price points are interesting: Most of the places are priced between $365,000 and $410,000. We suspect that there will a lot of younger buyers whom this will appeal to.

  1. To 4:30 – Yes, I have lived here many years in a B’stone, which I love. I don’t know why they build these hideous condos. Brownstones and even pre-war apt buildings have (in general) such graceful designs while these new buildings are so out of place and honestly would look dreadful no matter where built. What did our neighborhoods do to deserve this? Where do they find these architects – under a rock?

  2. I’ve lived in Fort Green now for the last 22 years of my life back and forth and I have seen the transition of my life take place. I actually own a brownstone on Adelphi St between myrtle and Park and I am awed that investors would think to have a psf of $600, but if they envision it being possible they must have lofty visions tha this price reflects or just over zealous and risk takers. I see a lot of amazing things taking place and I am sitting back and wacthing and just waiting and amazed.

  3. I live on myrtle and wavery and went to the open house, have lived here as a renter for a few years can’t afford to get into a brownstone in clinton hill…I can get into a condo under 500…fyi kara doesn’t look like that in person

  4. you’re right 11:47. everything should stay the same for all eternity. poor people should be left to continue to live in poor areas and the rich should stay where they are. no changes. no mixing. it must stay the same or some snotnose like you will deem it venomous.

  5. The difference is Brownstoner isn’t trying to sell properties and has a lower budget. Even if Corcoran isn’t doing it on purpose, they have a responsibility to fix the problem and show accurate info.

    I don’t really understand the hatred towards newcomers to Fort Greene. How are they hurting the nabe? I find the development to be more subtle and less contrived than how other neighborhoods in Brooklyn are developing (and even less so than Manhattan, e.g. East Village).

  6. Oh, and to the person who wants to know the difference between a cool person and a yuppie?

    Cool: Moves into a neighborhood where he’s the minority, makes friends with the neighbors, fixes up his little piece of the tenement pie, then gets evicted.

    Yuppie: Waits for the neighborhood to look genetically more like him, goes to an agent to find him a prefabbed, ziplocked piece of his fantasy heaven (stainless steel, bamboo, yadayada), makes sure at least 5 of his friends are also moving to the area, and becomes a regular at the newest faux-Bbq joint.

    This is what separates really rich developers (and the yuppies who help them get rich) from the broke, disgruntled renters who can’t seem to make ends meet.

    And to those conspiracy theorists re: the maps. I would agree with you, except for one small fact. Brownstoner itself is constantly guilty of giving us the wrong mapquest and googlemaps links. I don’t even bother clicking on that shit, I just plug the address in.

    And no, I’m not a realtor. I am actually a big HATER of what’s happening to this neighborhood, and welcome the newcomers with pure, unadulterated venom. But don’t let’s be naive and optimistic. They’re coming. It’s happening. Move or shut up.
