Although we can’t find a whole lot to rave about in terms of the interior or exterior aesthetics of the newly-constructed Townhouse 5 condos at 244 North 5th Street, we do like the layouts of the five full-floor apartments. With floor-plates of almost 1,400-square-feet, these places have a generosity of space that you’d never get in a converted brownstone. These are real two-bedrooms (with a couple of the units having a third baby-sized bedroom carved out), as opposed to a brownstone floor-thru whose second bedroom would be tiny. Given the Northside location, we could see these fetching close to ask. (One already has an accepted offer.) Anyone know how long these have been on the market?

  1. this new development isn’t really any uglier than the majority of buildings in willamsburg — but at least they have an excuse: aluminum siding. kind of reminds me of Churchill’s famous “… and in the morning, I’ll be sober” line.

  2. “These are real two-bedrooms”

How can you tell? When I click on “Floorplan” and then “Enlarge Floorplan”, I see something so tiny, I have to squint to make out any details. Hello, aptsandlofts.com?? You’ve got “.com” in your business name. The year is 2007. You should know how to place information on the Internet that prospective buyers can actually use! There’s no excuse for this kind of lameness.

  4. Donatella – well, they could have started with an architect.

Whether its modern or historicist, someone could have DESIGNED SOMETHING. This is quite literally a box. OK, its a largely inoffensive box (unless, like me, you are offended by the wasted opportunity this represents).

But its just a box – form no longer follows function, it has completely given way to function. Its really just a big pile of nothing.

  5. These have been on the market for about two weeks. The price went up by about 100k around the 4th day or so they were on the market. I checked them out — the kitchens were really nice, and the fireplace is a nice feature, but I have to agree — aesthetically these were a bust. Especially the bathrooms. Ick. I also don’t really understand the exhorbitant pricing for something that’s basically close enough to the BQE and Metropolitan for a good amount of noise and smog pollution .

As for the one that was purchased, I heard the buyer had a big hand-out from Mom and Dad… maybe Mom and Dad felt more comfortable with the aesthetic here than with the super mod space-pod aesthetic of some of the other Wburg condo developments.

  6. I think this completed recently – there was scaffolding up until about a month or so ago.

If this had an exterior aesthetic, I’d rant about it. But clearly, the developer doesn’t give a shit. I don’t think it is possible for them to have done less in terms of creating architecture.

And the only reason this maintains continuity with neighborhing buildings (by which I guess we mean the one to the left) is because the zoning limits the height of the building.

I suppose we could argue that the lack of design (not ornamentation, design) is somehow contextual with the stripped down, cover up of vinyl sided buildings to the right.

I guess that was a rant after all.
