Although we can’t find a whole lot to rave about in terms of the interior or exterior aesthetics of the newly-constructed Townhouse 5 condos at 244 North 5th Street, we do like the layouts of the five full-floor apartments. With floor-plates of almost 1,400-square-feet, these places have a generosity of space that you’d never get in a converted brownstone. These are real two-bedrooms (with a couple of the units having a third baby-sized bedroom carved out), as opposed to a brownstone floor-thru whose second bedroom would be tiny. Given the Northside location, we could see these fetching close to ask. (One already has an accepted offer.) Anyone know how long these have been on the market?

  1. I bought a condo in this building and as such, have spent a good deal of time looking it over and reviewing the offering plan.

    Basically, I think the comments above were somewhat incomplete, but fairly accurate: the exterior of the building is boring and ugly, the floor plans are huge and the location is great.

    Here’s what I don’t think is reflected in the above. The apts don’t come with the highest-end appliances. My thought on that is, however, that if you want that you can buy them yourself for cheaper. I also really like that it’s not a huge condo building; rather, each apt is a full floor with the elevator opening into a hallway separating the living room/kitchen from the bedrooms. Admittedly it’s a new building that doesn’t fully blend in with the existing neighborhood, but it also neither stands out as a blight nor a “nouveau riche” addition. Despite its Northside location, I hope that b/c it’s east of Bedford it will stay a bit more true to the neighborhood than those condos being built on the waterfront.

    For us in the end, the decisive factor was the price per sq ft. We were getting SO much more than we could elsewhere. Since there are only 5 apts, it looks to be a pretty chill building. I just hope the other people moving in are similarly excited about creating a small building community. I think there’s 2 more apts left.

  2. ah, aptsandlofts, where i couldn’t speak with any of the brokers because i became the exclusive client of the broker i spoke to briefly once but who then would never call me back. well, that covers the ‘shut up’ portion of the equation above.

  3. First of all, most of you idiots have not even seen the inside of these units and you want to make assumptions. As far as the poster stating that you heard that the buyer had a big handout from mom and dad, how could you possibly know that? You surely pulled that one out of your ass. I am a broker at aptsandlofts.com and even I do not know the story with the buyer. Either the broker told you that, which is not possible, or you know the buyer which is extremely improbable. Stop hating, shut and buy something already. At under 700 a square foot just a couple of blocks to the bedford L, these are a great bargain considering their size.

  4. This is really no more or less sturdy (or waterproof) than any of the glass and metal buildings that go up all over the city (assuming that’s what 5:47 is comparing to). The brick is just a skin – it could just as easily be glass, stucco, wood panels, whatever.

    The quality of construction is what determines the sturdiness (or leakiness) of a building. None of us can tell the quality of the construction from these pictures.

  5. it’s a race to the bottom! our highest praise? ‘sturdy,’ ‘isn’t really any uglier than the majority of buildings in willamsburg,’ and it’s a fedders-building without the a/c sleeves.

  6. i’m prepared to be hung in the town square for saying this, and while i agree this is enormously ugly, the brick, dare i say it looks rather sturdy. i don’t know…something about it looks less like it’s going to fall down in the next thunderstorm, unlike most of the new crap i see.

    perhaps it’s just the picture…

  7. These listings are advertised as 2 and 3 BR’s but the floorplans on the site are for either 1 or 2 beds. Save the larger image and open as a jpeg. 779k is a lot of scratch for a wierd layout 1BR. Maybe A&L got the listings screwed up.
