Evidently the aluminum windows that we complained about at 936 Fulton Street are not bothering buyers. When we walked past on Sunday during the conversion project’s first showing, we noticed a couple clusters of youngish-looking people standing around outside. They were doing more than standing around: The building’s website Fulton on Clinton shows that six out of the 11 units are already in contract! We’re hoping somebody who’s been on the inside can explain what the frenzy is about. Also, according to a reader who contacted the broker, they’ve gotten inquiries from both a bank and a “large coffee house in Fort Greene” about the commercial space. We shall see. This news is certainly welcome for Fulton Street (and the person trying to sell the building next door).
Surprise! 936 Fulton Will Be Condos [Brownstoner] GMAP P*Shark DOB
I put an offer last Sunday for a one bedroom. It’s still in the dry wall stage and I believe 6 apartments (including 1 of the 2 bedrooms) have offers accepted according to my real estate agent. The apartments in front have better layouts than the ones in back but get a little less light. Also, they are installing bamboo floors which tend to dent easily.
Hey 10:30
I can’t say for sure are really in contract but I will say that when I went there on Sunday for the open house the place was crawling with prospects, probably a good 6 groups of people (couples, friends, etc.) and in the unit were the sales center was set someone was giving an offer letter back as I was in there. Looks to me that demand is definetly there but contracts fall in and out all the time. Also, it could be a matter of the seller saying “in contract” when they really should be saying “offer accepted”. I see that tactic used all the time to drive even more demand.
I was there on Sunday and one broker told us 3 were in contact another broker told us 2 and they were all over the place. I personally don’t believe them and I was not impressed by the apts. It was a 4th floor walk up.

The realtor changed their website from six units “in contract” to three units “in contract” sometime this AM…
would be good to see this stretch of fulton get cleaned up. I miss bodegas and hope other nice places open soon.
This is AWESOME! I cant wait for Fulton to have some good commercial establishments! So exciting!
BTW, That place Soule is ALWAYS empty! ALWAYS! We actually ate there when it first opened and the service was horrendous!!!
11; 14 I do agree with you.
And I would wait to see what the final product is; from the rendering it seems very appealable.
In regards to the sell i was at the open house and it did look like 2005. Almost a 100 people were there.
I checked the 2 br and it’s almost 900 sf, and great layout.
We submitted an offer for 525K, and still waiting to see if the sponsor is negotiable a little bit.
We personally like the project and we think it is a great place
yeah, i know this is shocking, but i would say 99% of people couldn’t give a crap about aluminum windows.
people care about: price, location, layout, sq. footage, kitchens, baths, flooring, W/D, A/C, etc. aluminum windows? not so much.
