Apartment Building Replacing Two Freestanding Homes in Flatbush Nearing Finish Line

Construction appears to be wrapping on a new residential building that replaced two freestanding houses on a quickly transforming street in Flatbush.

The building at 100 Lenox Road has topped out and nearly all the windows have been installed, but work was still under way on the ground floor when Brownstoner visited the site last week. A year ago, workers were prepping the site, drone footage posted by the developer on YouTube reveals.

No listings have appeared for the building, which does not yet have its certificate of occupancy. Reaching eight stories, the building will have a total of 95 units. There will be 48 parking spaces for cars underground, and another 48 spaces on the first floor, along with a computer and exercise room. Passive recreation space will be on the roof.

It replaces a pair of homes that were sold to Beitel Group (formerly Besyata Investment Group) for a combined $9.95 million, according to public records. The two houses were demolished in 2019.

According to the developer’s website, the building will be called “B on Bedford.” Less than a block away, the same developer is constructing another eight-story building at 142 Lenox Road, where a recent lottery for affordable units claimed tenants who signed a lease would receive a free iPhone or Playstation 5 video game console.

The building at 100 Lenox Road has gone through a number of design scenarios, with the current look by Samuel Wieder of S. Wieder Architect.

Change is happening rapidly in this area of Flatbush, where the few remaining standalone houses, many owned by the same families for decades, are being razed for mid-size apartment buildings. 

Right next door, in fact, is a relatively new eight-story condo building designed by architect Karl Fisher that replaced three similar frame houses at 2100-2110 Bedford Avenue, which were demolished in 2015. And walking east down Lenox Road, one encounters multiple lots whose wood frame homes were recently demolished or sold with plans for the same.
